Job Overview
Location:
Pasadena, MD 21122. Salary Range: $18.00 – $18.00 hourly. Full‑time, 40 hours per week. Primary office:
Pasadena, MD; responsibilities also cover all offices in the service area.
Schedule:
Day shift. This Facilities Technician reports to the Facilities Manager and is responsible for day‑to‑day repair, preventive maintenance, and general upkeep of the organization’s healthcare and office facilities. The role operates within CHAP‑accredited standards.
- Building Systems and Repair
- Perform routine and on‑demand repairs across mechanical, electrical, plumbing, and structural systems.
- Diagnose and resolve facility issues using hand and power tools, testing instruments, and manufacturer specifications.
- Support HVAC operations, including filter changes, condensate management, thermostat checks, and coordination with HVAC vendors on more complex work.
- Maintain doors, locks, hardware, fixtures, and finishes throughout the buildings.
- Preventive Maintenance and Compliance
- Execute scheduled preventive maintenance using the work‑order system Worxhub, including weekly generator checks, monthly transfer switch tests, water temperature monitoring, life‑safety inspections, and quarterly fire drills.
- Maintain accurate, timely documentation of all work performed in Worxhub, including labor time, parts used, and completion notes.
- Support CHAP‑related compliance activities, including environment‑of‑care rounds, temperature logs, and documentation that supports survey readiness.
- Identify and report potential code, safety, or compliance concerns proactively.
- Vendor and Project Support
- Coordinate access for outside contractors and vendors; verify scope of work onsite and confirm completion.
- Support the Facilities & Operations Manager on capital projects, including HVAC system upgrades, equipment replacements, and facility improvements.
- Assist with vendor walk‑throughs, project punch lists, and post‑project verification.
- Safety and Environment of Care
- Perform all work in accordance with OSHA standards, organizational safety policies, and infection‑control protocols appropriate to a hospice/inpatient environment.
- Maintain a clean, organized, and safe shop and storage area.
- Demonstrate awareness of patient and family presence at inpatient sites; conduct work with appropriate sensitivity, quiet, and professionalism.
- Maintain situational awareness of HIPAA and patient privacy considerations during work in clinical areas.
- Communication and Teamwork
- Communicate proactively with the Facilities & Operations Manager regarding status, blockers, and escalations.
- Coordinate with clinical, administrative, and operations staff in a professional and respectful manner.
- Participate in continuous improvement of facilities processes, preventive maintenance programs, and vendor management practices.
- High school diploma or equivalent required.
- Trade school certificate, associate’s degree or relevant vocational training preferred.
- Minimum of three (3) years of facility maintenance, building maintenance, or general trades experience in a commercial, institutional or healthcare setting.
- Healthcare or CHAP‑accredited facility experience is not required – relevant training will be provided on healthcare‑specific standards, CHAP environment‑of‑care expectations, and infection‑control practices.
- General mechanical, electrical, and plumbing aptitude across commercial building systems.
- Ability to read basic blueprints, schematics, and equipment manuals.
- Working knowledge of building safety systems (fire alarms, sprinklers, emergency power, generators).
- Comfort with computerized maintenance management systems (CMMS);
Worxhub experience a plus but not required – training provided. - Good written and verbal communication skills.
- Organized, dependable, and able to manage time across multiple sites and competing priorities.
- Ability to interact professionally with patients, families, clinical staff, and vendors.
- Willingness to be available by phone for occasional after‑hours guidance, in coordination with on‑call vendor coverage.
