RoleSummary
As a Maintenance Technician, you will create an environment where people want to live. You will maintain the property to ensure good working order and pleasant curb appeal while providing excellent customer service to your residents.
Key Responsibilities- Provide exceptional customer service with every interaction and deliver high‑quality maintenance service.
- Complete assigned work orders generated from resident requests, including preventative maintenance and troubleshooting defects or problems.
- Conduct the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins including pre‑move‑out inspections, punch‑lists, vendor scheduling, supply procurement, and final inspections.
- Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
- Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, practicing proper tool and equipment use, and managing inventory.
- Assist in conducting routine and periodic property inspections to identify safety and risk management concerns and communicate them to management.
- Follow procedures for accessing and obtaining materials, supplies, equipment, and tools, tracking inventory, and notifying the supervisor about re‑ordering needs.
- Practice proper safety techniques and report any mechanical or electrical equipment malfunctions, injuries, or accidents promptly.
- Comply with safety and risk‑management policies, attend routine safety meetings, complete required OSHA training, and report incidents accurately.
- Monitor and ensure compliance with regulatory requirements, organizational standards, and operational processes, reporting violations as required.
- Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, and applicable laws.
- Maintain professional relationships with residents, staff, vendor partners, and regulatory and social services partners to foster a sense of community.
- Act positively and professionally, using active listening, and ensuring residents and staff feel seen, heard, and valued.
- Remain on‑call to address any emergencies and be willing to work during inclement weather or travel to sister communities as needed.
- 2+ years of multifamily maintenance experience (highly desired).
- Hands‑on maintenance skills including plumbing, electrical, general carpentry, HVAC, appliances, pools, etc.
- EPA Type II or Universal certification (highly desired); CPO is a plus.
- Availability to be on‑call for emergencies.
- Reliable transportation.
- Positive attitude and desire to learn and develop skills.
- Superior customer service and verbal communication skills.
- Ability to work both independently and as a member of a team.
- Basic computer knowledge (Windows Word, Excel, Internet, e‑mail).
- Essential staff classification with required compliance to safety and business protocols.
- May be required to report to work during inclement weather conditions.
- Frequent standing, walking, and occasionally lifting, squatting, bending, twisting, pushing, and pulling.
- May work at elevated sites, on uneven ground, and occasionally travel to sister communities.
