Position: Groundskeeper - The Portofino

Overview

Dominium is seeking a motivated Groundskeeper to join our team at The Portofino, a 248-unit apartment community in Pasadena, TX. The Groundskeeper is responsible for maintaining the cleanliness, safety, and appearance of the property, and supporting a positive living environment for residents.

Responsibilities
  • Grounds and Exterior Maintenance:
    Daily trash removal from exterior areas (front and rear of buildings, breezeways, parking lots, playground, drain basin edges, behind fence lines); clean around dumpsters; rake/mulch around trees and landscaped areas; weed around trees and flowerbeds; water grounds as needed. Perform snow removal per policy, including shoveling steps, sidewalks, and walkways; apply ice melt when slippery; remain on duty until all snow is cleared;

    report snow/ice removal activities to the Community Manager.
  • Common Area and Facility Cleaning:
    Empty trash containers daily; clean/polish lighting fixtures, surfaces, and trim in common areas; clean rugs, carpets, furniture, draperies/blinds; replenish bathroom supplies in office and common areas; clean laundry rooms daily (if applicable): empty trashcans, wipe down machines, sweep floors; mop floors twice weekly.
  • Communication and Administrative Tasks:
    Deliver community fliers as directed; use digital maintenance device to review, update, and manage work orders daily; document all tasks as work orders; complete monthly inspections and submit maintenance digitally while maintaining proper care of the device.
  • Safety and Compliance:
    Maintain a safe work environment; report safety concerns immediately; adhere to all Fair Housing laws and regulations; alert management to any non-compliance issues regarding property or residents.
  • Professional Standards:
    Maintain timely and regular attendance, including staff meetings; interact with residents, vendors, and co-workers in a professional manner; take pride in the property and pick up trash when seen.
  • Assist staff with other tasks and perform other duties as assigned by supervisor.
Qualifications
  • Ability to communicate in English orally and understand written and oral instructions.
  • Ability to apply common sense understanding to carry out detailed written or oral instructions; ability to handle problems involving a few concrete variables in standardized situations.
  • May require a valid driver’s license and ability to operate motor vehicles including a mini-truck, under-speed vehicles (USV/UTV), and auto insurance depending on the property.
