Maintenance Lead – JLL

What this job involves: As a Maintenance Lead at JLL, you'll serve as the operational backbone of our engineering team, combining hands-on technical expertise with frontline leadership in a highly regulated lab and research environment. This working lead position puts you at the center of critical facility operations, where you'll actively perform maintenance tasks alongside your team while orchestrating daily operations to achieve our client's mission-critical goal: 100% uptime.

You'll balance wrench time with work order management, ensuring that sophisticated HVAC systems, Building Automation Systems, and laboratory infrastructure operate flawlessly to support groundbreaking research. What your day-to-day will look like:

  • Manage daily work order assignments and resource allocation for the engineering team while personally performing hands-on maintenance, troubleshooting, and repairs to ensure efficient operations and adherence to service level agreements.

  • Monitor, maintain, and optimize critical building systems including HVAC equipment, refrigeration systems, boilers, pumps, valves, and Building Automation Systems (BAS), utilizing system data to enhance performance and energy efficiency while ensuring compliance with laboratory protocols.

  • Provide direct supervision and leadership to maintenance technicians, including work guidance, performance management, training development, and scheduling to maintain high performance standards and critical facility uptime essential to research operations.

  • Maintain proactive communication with building stakeholders—researchers, lab managers, and client leadership—providing timely updates on facility status, planned maintenance activities, and any operational issues affecting building or laboratory functions.

  • Oversee contractor activities within the facility and laboratory spaces, ensuring compliance with lab safety protocols, research facility access requirements, and the Critical Facility Work Authorization (CFWA) process for all work on critical infrastructure.

  • Ensure regulatory compliance with EPA, OSHA, and laboratory-specific regulations, maintain up-to-date infrastructure and compliance documentation including building drawings and single-lines, and identify and remediate safety hazards in both general building and laboratory environments.

  • Manage inventory of tools and supplies, prepare purchase order requests, recommend facilities repairs and improvements for the annual budget, and respond to after-hours emergencies to protect client assets and maintain uninterrupted research operations.

Required Qualifications:

  • 5+ years of hands-on experience maintaining and troubleshooting commercial building systems including HVAC, refrigeration, boilers, pumps, and mechanical/electrical equipment.

  • Demonstrated experience working in highly regulated environments such as laboratory, research, or healthcare facilities with understanding of contamination control, facility protocols, and critical uptime requirements.

  • Proven leadership experience supervising and managing technical teams, including work assignment, performance management, training, and team development.

  • Proficiency with Building Automation Systems (BAS) for monitoring, troubleshooting, and optimizing building performance.

  • Strong knowledge of safety regulations and compliance requirements including OSHA, EPA, and building codes applicable to commercial and laboratory facilities.

  • Excellent communication skills with ability to effectively interact with diverse stakeholders including researchers, facility managers, contractors, and senior leadership.

  • High school diploma or GED required; technical/trade school certification or Associate's degree in relevant field strongly preferred.

Preferred Qualifications:

  • Universal EPA 608 Refrigeration Certification or willingness to obtain within 90 days.

  • Journeyman-level trade license (HVAC, electrical, plumbing, or similar).
