Job Description Summary

This position performs technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality.

57 – Stabilized, low‑rise, 1 building, 2 story

Essential Responsibilities
  • Complete assigned work orders generated from resident requests for service and perform preventative maintenance, diagnosing defects or problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspection, creation of a punch list, vendor and contractor scheduling, procurement of supplies and materials, completion of maintenance tasks, and final inspection.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department, tracking inventory usage, returning unused items, and notifying the maintenance supervisor of re‑ordering needs.
  • Complete documentation and paperwork in a timely, accurate, and complete fashion so that service requests can be correctly documented and tracked.
  • Assist in maintaining the grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials, and using tools and equipment correctly.
Other Responsibilities
  • Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify compliance with quality standards, scope, and specifications.
  • Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns to management.
Physical Demands

Incumbents must stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work will be performed inside and outside in all weather conditions. Incumbents must be able to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel, a flexible work schedule, and on‑call availability during evenings, weekends, and holidays may be required.

Required

Licenses or Certifications
  • EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
  • All certifications required by state and local jurisdictions (applies to all Service Technicians).
  • Valid driver’s license to operate a golf cart on property, if applicable.
Compensation

Hourly rate: $20.19 – $21.79 (Petaluma). Base salary may qualify for quarterly or annual bonus programs for corporate positions, and weekly, monthly, or quarterly bonus programs for onsite property positions. The actual compensation within the posted range depends on business requirements, prior experience, current skills, and geographical location.
