U.S. Facilities, Inc. (USF) is seeking an experienced HVAC Mechanic for our Merion Station, PA location. The candidate must have primary experience in large life sciences pharmaceutical / laboratory industrial settings which operate 24 x 7, 365 days per year.

This role focuses on the operation, monitoring, maintenance, and repair of building HVAC systems. With emphasis on large tonnage air handler operation, DDC controls, Pneumatic controls, Building pressurization, laboratory chemical fume hood and Bio Safety cabinet operation and all related systems.

  • Operate, maintain, and repair ALL HVAC systems and equipment, including:
    • Air handler units
    • Exhaust systems
    • MAU units, VAV’s, CV boxes, FCU units and others
    • Heat exchangers, storage tanks, and expansion tanks.
    • Glycol heat recovery systems
    • DDC and pneumatic controls and systems
  • Perform preventive maintenance (PMs), including filter changes, belt adjustments, lubrication, coil cleaning, strainers, and general inspections.
  • Diagnose and repair mechanical, electrical, and control issues on HVAC equipment (e.g., motors, contractors, safeties, sensors, actuators).
  • Assist with refrigerant management in accordance with EPA regulations (leak checks, recovery, documentation).
  • Use the Building Automation System (BAS) to monitor system performance, adjust setpoints (within guidelines), and troubleshoot alarms.
  • Support startup, shutdown, and seasonal changeovers for central plant and HVAC systems.
  • Document work, PMs, findings, and parts used in the Computerized Maintenance Management System (
    CMMS
    ).
  • Read and interpret mechanical plans, piping, and instrumentation diagrams (P&IDs), and equipment manuals; update documentation as needed.
  • Coordinate with plumbing, electrical, and controls staff to safely perform work on shared systems.
  • Follow all USF and client safety procedures, including lockout/tagout, confined space, hot work, and PPE requirements.
  • High school diploma or GED.
  • 5+ years of commercial/industrial HVAC experience, including work in a central plant / central utility building environment.
  • Strong hands‑on experience and working knowledge of multiple BAS systems, including operation, monitoring, basic troubleshooting, and trending.
  • Ability to read and interpret mechanical drawings, Piping & Instrumentation diagrams (P&IDs), and equipment manuals.
  • EPA Section 608 certification (Universal or Type II/III) or ability to obtain within a defined period.
  • Basic computer skills (email, CMMS, BAS interfaces, electronic documentation).
  • Ability to obtain and maintain required site access/clearances.
  • Authorization to work in the U.S
Preferred Qualifications
  • Experience in a campus-style or critical environment (pharmaceutical, healthcare, data center, higher ed, or advanced manufacturing).
  • Experience with:
    • Variable frequency drives (VFDs) on fans and pumps
    • Hydronic balancing and air balancing support
    • Water treatment programs for chilled water, hot water, and cooling towers (in coordination with water treatment vendors)
    • Advanced BAS systems (trend analysis, tuning, optimization)
  • Additional OEM or factory training on chillers, boilers, or BAS platforms.
Physical Requirements
  • Lift, carry, push, or pull up to 50 lbs regularly.
  • Climb ladders and stairs, work on roofs, mezzanines, and equipment platforms.
  • Frequently bend, kneel, squat, and work in confined or awkward spaces (mechanical rooms, penthouses, tunnels).
  • Work in hot, cold, humid, and noisy mechanical/utility areas.
  • Walk extensively throughout the facility and site.
  • Perform repetitive hand/wrist motions and distinguish equipment labels, gauges, and indicator lights.
Other
  • Must be willing to work shifts, holidays, overtime, and on-call as needed.
  • Must be able to work in a fast‑paced, central utility environment and interact professionally with clients and coworkers.
