Job Summary:We are seeking a resilient, hands‑on Maintenance Supervisor to lead maintenance operations at U @ 19th Apartments, a high‑demand multifamily community in a fast‑paced environment. This role is responsible for ensuring the community is maintained to the highest standards of safety, cleanliness, operational efficiency, and resident satisfaction.
The Maintenance Supervisor will oversee maintenance staff, coordinate vendors, manage service requests and preventative maintenance, ensure compliance with company and safety standards, support budget adherence, and help uphold our commitment to accountability and legendary service.
Essential Functions (Include but are not limited to):Property Maintenance & Operations
- Oversee all aspects of property maintenance including HVAC, plumbing, electrical, carpentry, appliance repair, and unit turnovers.
- Develop and manage preventive maintenance schedules, ensuring consistent follow‑through and documentation.
- Conduct regular property inspections to identify issues, prioritize repairs, and ensure compliance with safety standards.
- Work with maintenance team to ensure daily maintenance tasks, service request, and make‑ready standards are met.
- Maintain accurate records of work orders, materials inventory, and equipment service logs.
- Perform various proactive preventative maintenance inspections, light audits, property equipment.
- Ensure the property is cleanliness standards are met, amenities are upheld to standards.
- Observe and promote safety and risk management in accordance with local, federal, state, and company standards.
- Supervise, train, and motivate maintenance staff to perform at a high standard of safety and productivity.
- Provide clear direction, feedback, and accountability to ensure tasks are completed efficiently and correctly.
- Mentoring the maintenance team and coaching their career goals.
- Foster a positive, team‑oriented culture built on pride in craftsmanship, communication, and ownership.
- Deliver prompt, courteous, and professional responses to resident maintenance requests.
- Communicate clearly with residents regarding repair timelines and follow‑up actions.
- Partner with the property management team to ensure maintenance supports overall resident satisfaction goals.
- Schedule, oversee, and evaluate the performance of third‑party contractors for major repairs and capital projects.
- Ensure all vendor work meets company standards and is completed within scope, budget, and timeline.
- Monitor costs and identify opportunities for operational savings without compromising quality.
- Ensure all work complies with OSHA regulations, company safety protocols, and local building codes.
- Train maintenance staff in proper use of tools, equipment, and safety procedures.
- Lead emergency response efforts and maintain readiness for property‑related incidents such as fires, floods, or equipment failures.
- High school diploma or equivalent; technical training or certifications preferred.
- HVAC Certification required (EPA 608 Type II or Universal preferred), with working knowledge of refrigerant handling, including capturing and charging HVAC systems.
- Minimum 5+ years of multifamily maintenance experience, with at least 2 years in a supervisory role.
- Strong technical knowledge of HVAC, plumbing, electrical, and general maintenance, with proven success in high‑demand, fast‑paced property environments.
- Boiler and chiller experience preferred.
- Bilingual (English/Spanish) highly preferred to support effective communication with residents and team members.
