Service Supervisor - Sky 6th

Job Summary

Oversee and perform technical and mechanical work to maintain the cleanliness, appearance, safety, and overall functionality of community buildings, grounds, and common areas in accordance with company standards.

• Assists and completes work orders generated from resident requests for service and routine community upkeep by diagnosing and repairing defects or problems.
• Completes the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
• Develops and maintains standards for the cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, and other common areas.
• Inspects work performed by other service team members, contractors, vendors, and service providers to ensure compliance with policies, procedures, and quality standards.
• Maintains adequate inventory of spare parts and maintenance materials, working with the Community Manager to order supplies within budgetary guidelines.
• Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
• Assists the Community Manager in developing the budget for regular repair and maintenance and capital projects.
• Supports cost‑cutting and expense‑control programs by reducing waste and using parts effectively.
• Conducts scheduled safety meetings, ensures current MSDS sheets, and stays up to date on OSHA and related safety requirements.
• Demonstrates customer‑service skills by treating residents and colleagues with respect, answering questions, and responding efficiently to complaints and work orders.

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, building maintenance, or a related trade.
• Proficient in the safe use and maintenance of hand tools, power tools, and mechanical equipment.
• Logical thinking and problem‑solving abilities.
• Strong customer service and interpersonal communication skills.
• Proficiency with internet, word processing, spreadsheet, and database programs.
• Mathematical skills for reviewing financial, administrative, and legal documents.
• EPA HVAC certifications (Type I, II, or Universal) if required for sealed HVAC system work.
• Valid driver’s license for operating a golf cart on property, if applicable.

• All necessary state and local certifications for the position.

• Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
• Work inside and outside in all weather conditions.
• Push, pull, lift, carry, or maneuver weights of up to 25lbs independently and up to 50lbs with assistance.
• Flexible schedule including evenings, weekends, and holidays.

• Travel to business meetings, training programs, or other business-related activities as required.
