Job Description
The Groundskeeper is responsible for maintaining the appearance and maintenance of exterior features of the community, ensuring curb appeal through daily tasks and minor repairs under the direction of the Service Manager.
Responsibilities- Inspect the community throughout the day to remove litter, debris, and pet droppings.
- Ensure all common areas, office space, and amenities are neat and free of litter inside and outside at all times.
- Remove trash from vacant apartments prior to make‑ready, transfer to dumpster/storage, and clean and maintain those areas.
- Complete service requests as assigned.
- Distribute notices and communications to residents as necessary.
- Inform supervisor of any observed hazard or potentially dangerous situation for residents, team members, guests, and others.
- Demonstrate customer service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints about maintenance services, engaging face‑to‑face.
- Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly.
- Perform other duties as assigned.
Schedule:
40 hours in a regular work week, often scheduled to begin work up to two hours before the leasing office opens.
Typical site hours (may vary by site):
Monday – Friday: 9am – 6pm
Saturday: 10am – 5pm
Sunday: 1pm – 5pm
- Must be available to work on weekends when scheduled and perform essential job functions unaccompanied.
- Work inside and outside of apartment buildings and all areas of the property including amenities.
- Frequent exposure to outdoor elements, temperatures, weather, odors, and hazards.
- Ability to work in a stressful environment and peacefully with coworkers and residents.
Education and Experience
High School Diploma or GED equivalent. Property Management and Customer Service background preferred.
Computer Skills
Rudimentary knowledge and ability to access company software and perform standard repetitive tasks.
Licenses and Certificates
Current valid driver’s license. No certifications required.
Physical Requirements- Push, pull, lift, carry, or maneuver weights up to 50 lbs independently and 150 lbs with assistance.
- Frequent standing, walking, reaching with hands and arms, climbing, stooping, and squatting.
Routine local travel may be required to run business-related errands, including meetings and training.
