Description Position Overview

The Service Manager keeps the community maintained and operating 24 hours a day, 7 days a week by:

  • Implementing and following maintenance programs, policies, and procedures.
  • Assisting in supervising and training the other maintenance staff.

The Service Manager role reports to the Property Manager.

Key Responsibilities
  • Assist the Property Manager in budget adherence through cost and time saving suggestions regarding maintenance operations, inventory control, and ordering of supplies with proper authorization.
  • Perform all maintenance requests, including A/C and appliance, repairs or replacement within 24 hours. Document and communicate with Supervisor on a timely basis any parts or supply shortages causing any delay in this response time.
  • Adhere and comply with company safety policies and rules and wear personal protective equipment (PPE) as directed and recommended. Adhere to OSHA safety standards, including the maintenance of SDS records that are applicable for safe job performance.
  • Assist the Property Manager to coordinate all contract work and inspect it prior to approving payment.
  • Ensure that other staff members are well trained and that safety guidelines are followed.
  • Maintain immaculate curb appeal and a clean and orderly shop/work area.
  • Complete Monthly Preventative Maintenance surveys, as well as other annual or periodic inspections as required.
  • Job may include apartment cleaning, repair, painting, cleaning grounds, pool and amenity maintenance and repair.
  • Coordinate and conduct staff safety meetings and or any training that may be required.
  • Report any damage or safety hazards immediately to the supervisor.
  • Maintain a professional appearance.
  • Maintain courteous helpful demeanor with owners, residents, prospective residents, co-workers, vendors, etc.
  • Participate in company training classes/courses and meetings as required.
  • Perform all other duties assigned by the Property Manager.
Requirements
  • Frequently lift and carry up to 45 lbs, occasionally lift and carry up to 80 lbs, push and pull appliance dolly up to 200 lbs, move objects from one floor to another, frequently bend/stoop, climb stairs, kneel, balance, reach above shoulder height, walk and twist and have a normal range of vision, hearing and speech.
  • Position may require the ability to work any of the seven days of the week, 52 weeks of the year. There may be a time when the property experiences staffing limitations, so it is critical that Associates be able to work their scheduled hours plus any other hours necessary to complete the job.
  • Position will require working on-call hours, as scheduled or as necessary.
  • Must have a mode of communication in which to be contacted at home and to respond promptly in cases of emergency.
  • Position may require working at multiple communities.
  • Valid driver’s license with an acceptable driving record and proof of automobile insurance.
  • Maintains complete working knowledge of Fair Housing laws, rules and regulations.
Qualifications
  • Maintain A/C Certification I & II and any other certifications required by law.
  • Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
  • High school diploma or GED – Preferred
  • A minimum of one year of supervisory experience – Preferred
  • Excellent verbal and written communication skills
