GENERAL PURPOSE
The Parks (RAC) Facility Maintenance Operator is responsible for assisting with the needed and preventative maintenance, janitorial needs and repair of the grounds, building, pools and building equipment at the RAC.
This position will generally have a regular schedule of Monday through Friday, 12:00pm - 8:00pm, an on‑call rotation schedule for weekends and seasonal shifts as needed. This schedule may qualify for a shift premium.
ESSENTIAL DUTIES AND RESPONSIBILITIES- Performs routine daily inspection and preventative maintenance including light repairs and cleaning duties in all building facilities to include restrooms, conference rooms, offices, kitchen, etc.
- Performs maintenance on the indoor and outdoor pools to include routine daily inspections, seasonal opening, closing and winterizing activities, and all other equipment‑related repairs and maintenance.
- Performs preventative maintenance and light repairs on all heating and air conditioning units, as well as the water heating system in the building.
- Conducts maintenance on all Parks and Recreation‑owned equipment used at the RAC and reports needed repairs and/or replacement to the Parks department management.
- Assists with the maintenance responsibilities at the RAC’s grounds by mowing the grass, weed‑eating, planting flowers, trees and bushes, and trimming trees and bushes as needed.
- Removes snow and applies salt at the RAC as assigned.
- Performs administrative duties to include inspections, pool chemistry, maintaining records relating to repairs, replacements, and maintenance‑related activities.
- Assists the Facility Maintenance Supervisor with the ordering and purchasing of supplies, parts and general maintenance needs.
- Responds to complaints regarding damaged property on the grounds or in the facility and reports findings to the Facility Maintenance Supervisor.
- Operates trucks and utility trailers of various sizes and weights in the loading, hauling, and unloading of various equipment, mulch, brick dust, gravel and sand.
- Conducts general and basic janitorial functions and duties routinely.
- Assists the Parks team with parks and athletic field preparation or in parks as needed.
- Regularly works on a rotation for maintenance on‑call on weekends and works assigned morning or 2nd shift schedule.
- Attends meetings as assigned.
Supervises part‑time (RAC)/park maintenance employees. Employee carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include assisting with the training of employees; planning, assigning, and directing work; scheduling and approving time worked; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
