- Assist in all maintenance requests, preventative maintenance, and amenity area maintenance for the apartment community
- Complete maintenance work orders for service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.
- Respond and resolve emergency maintenance requests for after-business hours calls (weeknights, weekends, and holidays)
- Prepare vacant apartments to make rent ready
- Perform preventative maintenance work
- Keep the maintenance shop clean and organized; maintain adequate stock/inventory of parts for equipment and appliances
- Maintain logbooks and databases; enter service requests and status updates into the database
- Assist in monitoring contractors’ work performance
- Support the Maintenance Manager in meeting budget responsibilities
- Follow and promote company policies and procedures
- Make customer service a priority
- Perform light cleaning duties when the property does not have a housekeeper, including cleaning models, clubhouses, leasing office, emptying trash, cleaning the grounds and amenity areas
- Maintain all amenity areas (pool, compactors, weight rooms, parking decks, etc.) in a clean, orderly, and working condition
- Wear a clean and neat uniform when working on any PAA property including nights and weekends
- Maintain personal appearance that is clean and neat at all times, per PAA policy
- Communicate with prospects in a manner consistent with PAA's standards
- Read and listen to requests/complaints
- Receive complaints in a calm, open and professional manner
- Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance
- Deliver newsletters, correspondence, etc. to apartments
- Coordinate, set up, attend, and clean up after functions (food, tables, display areas, etc.) as requested by the Community Manager
- 1-3 years of maintenance experience (apartment maintenance experience)
- Strong troubleshooting and problem-solving skills
- Some knowledge of budgeting or basic business finance beneficial
- Refrigeration certification (type 2 or universal) or obtain within the first 90 days of employment
- Valid driver's license with no major moving violations and dependable transportation
- Must be able to use various hand tools and test equipment
- Must be able to bend, stoop, and kneel for extended periods
- Must be able to push and pull up to 300 pounds on wheels
- Must be able to lift up to 50 pounds
- Must be able to climb ladders of up to 40 feet in height
- Must be able to use a hand-truck
Physical Requirements
- Move appliances from one unit to another, possibly requiring a hand truck up one to three flights of steps; appliances may weigh 75 to well over 300 pounds
- Move commercial laundry machines weighing 120 to 300 pounds to perform maintenance
- Perform repairs to building structure that may involve transporting materials weighing up to 300 pounds
- Maintain or upgrade equipment such as exercise equipment, gas grills, golf carts, car washes, amenity areas, and security gates; some tasks involve lifting over 100 pounds
- Perform certain service functions or upgrades in a unit, such as installing lighting or ceiling fans, requiring a step ladder and lifting duties
