Job Description Summary

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

  • Basic knowledge of plumbing, electrical, HVAC, and appliance repair is a plus
  • Strong customer service skills, attention to detail, ability to work independently and as part of a team are required
Essential Responsibilities
  • Complete assigned work orders from resident requests and preventative maintenance, diagnosing defects and making repairs according to policy, procedure, safety standards, and code requirements.
  • Complete the “make‑ready” process for vacant units: pre‑move‑out inspection, create a punch list, schedule vendors, obtain supplies, finish tasks, and inspect completed work.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracking inventory, returning unused items, and notifying the maintenance supervisor of re‑ordering needs.
  • Complete documentation and other paperwork timely, accurately, and completely for service request tracking.
  • Assist in maintaining grounds, common areas, and amenities: pick up trash, pressure‑wash, perform general cleaning, and paint curbs and signage as needed.
  • Support cost‑cutting and expense control by fixing rather than replacing parts, being efficient with materials, and using tools and equipment properly.
  • Other Responsibilities
  • Comply with Greystar’s safety and risk‑management policies: attend routine safety meetings, complete required OSHA and other safety related training, and report accidents and incidents promptly and accurately.
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify quality, scope, and specifications meet standards.
  • Assist in routine and periodic property inspections to identify safety and risk‑management concerns, keep property in good repair, and communicate needs to management.
  • Physical Demands

    Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25pounds independently and 50pounds with assistance. May require occasional travel for training, meetings, or assistance at other properties. Flexible schedule may include evening, weekend, and holiday call‑outs.

    Required

    Licenses or Certifications
    • EPA certifications Type1 andII or Universal for refrigerant recycling (for Certified Service Technicians).
    • All certifications required by State and Local jurisdictions (for all Service Technicians).
    • Valid driver’s license to operate a golf cart on property where applicable.
    Compensation

    Hourly range: $22.12 – $23.00 (Pleasanton). Payroll may include quarterly, monthly, or weekly bonus programs; base salary may be eligible for corporate or onsite bonus programs based on performance.
