We are seeking an experienced Facilities Maintenance Engineer to lead a critical preventive maintenance (PM) optimization initiative. This role will focus on assessing existing maintenance programs, developing standardized maintenance procedures, improving asset reliability, and supporting the implementation of best‑in‑class maintenance practices across facility systems. The ideal candidate will have experience in facilities engineering, maintenance planning, reliability engineering, CMMS administration, and preventive maintenance program development.

This position offers the opportunity to make a lasting impact on facility performance, equipment uptime, and long‑term maintenance effectiveness.

Position Overview As the Facilities Maintenance Engineer, you will evaluate the current preventive maintenance program, identify gaps and risks, develop standardized maintenance procedures, and support the successful integration of maintenance documentation into the organization's CMMS platform. You will work closely with Engineering and Maintenance leadership to create consistent, scalable maintenance processes across multiple equipment types and facility disciplines, including mechanical, electrical, and plumbing systems.

Key Responsibilities
  • Assess the health and effectiveness of the current Preventive Maintenance (PM) program.
  • Identify high‑risk assets that lack sufficient preventive maintenance documentation.
  • Evaluate maintenance strategies and recommend improvements to enhance equipment reliability and facility performance.
  • Develop and implement standardized PM job plan templates across multiple maintenance disciplines.
  • Create detailed preventive maintenance procedures and job plans for critical facility equipment.
  • Collaborate with Engineering Management to ensure maintenance documentation meets operational and compliance requirements.
  • Support CMMS data management activities, including procedure migration and system updates.
  • Develop maintenance documentation that promotes consistency, efficiency, and long‑term sustainability of maintenance operations.
  • Coordinate monthly delivery of completed maintenance procedures and documentation packages.
  • Support the transition of newly developed PM procedures into active maintenance workflows.
Project DeliverablesPM Program Assessment (Within First 2 Months)

Deliver a comprehensive assessment of the current preventive maintenance program, including:

  • Evaluation of existing PM program effectiveness
  • Identification of high-risk assets lacking adequate PM documentation
  • Maintenance program gap analysis
  • Prioritized roadmap and timeline for procedure development and implementation
Standardized PM Templates (By Month
3)

Develop Engineering Manager-approved standardized maintenance templates designed to create consistency across:

  • Mechanical systems
  • Electrical systems
  • Plumbing systems
Finalized PM Job Plans (Ongoing Monthly Deliverables)

Provide monthly batches of completed, ready-to-deploy preventive maintenance procedures for targeted equipment classes, including but not limited to:

  • Air Handling Units (AHUs)
  • Chillers
  • Reverse Osmosis/Deionized Water Systems (RODI)
  • Other critical facility and utility equipment

All deliverables should be finalized and ready for upload into the maintenance management system.

CMMS Change Requests (Project Completion)

Support project closeout by delivering:

  • Completed CMMS data upload sheets
  • System configuration or change requests
  • Documentation required to seamlessly transition newly authored PM procedures into the active CMMS database
