Maintenance Technician
The Maintenance Technician is responsible for performing routine, preventive, and corrective maintenance throughout a luxury high-rise condominium community. This position plays an important role in maintaining the property's physical condition, appearance, safety, and functionality while providing professional and responsive service to residents, guests, and team members.
The Maintenance Technician will inspect, troubleshoot, repair, and maintain building systems, common areas, amenities, equipment, and other property components. The ideal candidate is dependable, mechanically inclined, detail-oriented, and committed to maintaining the high standards expected within a luxury residential environment.
Essential Duties and Responsibilities- Perform routine and preventive maintenance throughout the condominium property.
- Respond to maintenance requests, work orders, and service calls in a timely and professional manner.
- Inspect common areas, mechanical areas, amenities, parking facilities, and other assigned areas for maintenance concerns.
- Identify, troubleshoot, and repair general building maintenance issues.
- Perform minor repairs involving plumbing, electrical, carpentry, drywall, painting, doors, locks, fixtures, and other building components within the scope of the position.
- Replace light bulbs, switches, fixtures, filters, batteries, hardware, and other maintenance items as required.
- Repair and maintain doors, hinges, handles, locks, cabinets, furniture, walls, ceilings, and other common-area components.
- Assist with furniture, equipment, and material moves throughout the property as needed.
- Maintain tools and equipment in good working condition.
- Complete assigned preventive maintenance tasks according to established schedules.
- Inspect building equipment and systems and report unusual conditions, leaks, noises, damage, or other concerns.
- Assist with routine inspections of pumps, motors, HVAC equipment, electrical components, plumbing systems, generators, fire/life-safety equipment, and other building systems as directed.
- Maintain accurate records of completed preventive maintenance activities.
- Identify potential problems before they become significant repairs or operational issues.
- Communicate equipment or system concerns to the Maintenance Supervisor or Property Management.
- Assist with the operation, inspection, and basic maintenance of building systems and equipment.
- Monitor mechanical rooms and equipment areas for unusual conditions.
- Assist with HVAC-related maintenance, including filter replacement, basic troubleshooting, and reporting system concerns.
- Assist with plumbing maintenance, including addressing minor leaks, clogged drains, fixtures, valves, and other routine issues.
- Assist with electrical maintenance within the scope of training, licensing, and applicable requirements.
- Monitor and report concerns involving elevators, generators, fire systems, pumps, access-control systems, pool equipment, and other specialized systems to the appropriate personnel or vendor.
- Coordinate with approved contractors and service providers when outside expertise is required.
- Maintain the appearance and functionality of lobbies, hallways, elevators, restrooms, amenity spaces, parking areas, mechanical areas, and other common areas.
- Promptly address maintenance conditions that could negatively affect the resident or guest experience.
- Ensure completed repairs are clean, professional, and consistent with the property's standards.
- Report damaged furniture, fixtures, finishes, walls, flooring, lighting, doors, and other property components.
- Assist with preparing the property for resident events, Board meetings, inspections, special projects, and other community activities.
- Respond to assigned work orders and document work performed.
- Prioritize maintenance requests based on urgency, safety, property needs, and resident impact.
- Maintain accurate records of repairs, inspections, preventive maintenance, parts used, and outstanding issues.
- Communicate unresolved maintenance concerns to the appropriate supervisor.
- Follow established procedures for closing work orders and documenting completed tasks.
- Maintain confidentiality and discretion when entering or working near resident areas.
- Provide professional, courteous, and responsive service to residents and guests.
- Respond appropriately to resident maintenance requests and concerns.
- Communicate clearly regarding the status of maintenance requests and repairs.
- Respect resident privacy, personal property, and living spaces when performing work.
- Maintain a professional appearance and demeanor while interacting with residents and guests.
- Represent the property positively through dependable service and attention to detail.
