Lead Maintenance Technician
The Lead Maintenance Technician is responsible for supporting the day-to-day maintenance and physical operations of a luxury high-rise condominium community. This position serves as a senior member of the maintenance team and provides hands-on technical support, daily coordination, and guidance to Maintenance Technicians while ensuring that the property is maintained to the highest standards of safety, functionality, appearance, and service.
The Lead Maintenance Technician performs preventive and corrective maintenance, troubleshoots building systems and equipment, responds to work orders and emergencies, assists with inspections, and coordinates maintenance activities with the Maintenance Supervisor, Property Management, vendors, contractors, and other departments.
The ideal candidate will have strong technical knowledge, excellent problem-solving abilities, leadership skills, attention to detail, and a commitment to providing exceptional service within a luxury residential environment.
Essential Duties and Responsibilities- Assist with the daily coordination and prioritization of maintenance activities throughout the property.
- Provide direction and technical guidance to Maintenance Technicians regarding daily assignments and work priorities.
- Perform routine, preventive, and corrective maintenance throughout the condominium.
- Respond promptly to work orders, resident requests, building concerns, and emergency maintenance situations.
- Inspect common areas, mechanical rooms, amenities, parking areas, service areas, and other property locations for maintenance concerns.
- Troubleshoot and repair building maintenance issues within the scope of training, experience, licensing, and applicable requirements.
- Ensure completed work is performed professionally, efficiently, and in accordance with property standards.
- Assist the Maintenance Supervisor with identifying recurring maintenance issues and developing solutions.
- Assist with the operation, inspection, troubleshooting, and maintenance of building systems and equipment.
- Monitor mechanical rooms and equipment areas for unusual conditions, leaks, noises, temperature concerns, or other potential problems.
- Perform or assist with maintenance involving HVAC, plumbing, electrical systems, lighting, pumps, motors, doors, locks, fixtures, and other building components.
- Assist with inspections and basic maintenance of generators, fire/life-safety systems, pool equipment, access-control systems, and other specialized equipment as directed.
- Identify equipment or system failures and promptly notify the Maintenance Supervisor or Property Management.
- Coordinate with approved vendors and contractors when specialized repairs or services are required.
- Assist with contractor access and ensure work areas are properly prepared and secured.
- Perform assigned preventive maintenance according to established schedules.
- Assist with developing and maintaining preventive maintenance checklists and schedules.
- Inspect equipment and building systems regularly to identify potential issues before they become significant problems.
- Maintain accurate records of inspections, repairs, preventive maintenance, parts used, and outstanding issues.
- Recommend repairs, replacements, upgrades, or other improvements based on observed conditions.
- Follow up on outstanding maintenance issues to ensure timely completion.
- Serve as a senior technical resource and role model for Maintenance Technicians.
- Provide day-to-day guidance and assistance to maintenance team members.
- Help assign and coordinate daily work based on property priorities and employee skill levels.
- Assist in training new Maintenance Technicians on property systems, equipment, procedures, and safety requirements.
- Demonstrate proper maintenance techniques, equipment operation, and safe work practices.
- Monitor work quality and provide feedback to the Maintenance Supervisor.
- Promote teamwork, accountability, professionalism, and a service-oriented culture.
- Assist the Maintenance Supervisor with evaluating operational needs, staffing requirements, and team performance.
- Review and prioritize assigned work orders based on urgency, safety, resident impact, and property needs.
- Ensure work orders are completed accurately and documented appropriately.
- Maintain records of repairs, inspections, preventive maintenance, equipment issues, and parts or materials used.
- Communicate outstanding work orders and unresolved maintenance concerns to the Maintenance Supervisor.
- Identify trends in work orders that may indicate recurring equipment or building issues.
- Assist with maintaining equipment manuals, maintenance logs, warranties, and related documentation.
- Provide professional, courteous, and responsive service to residents and guests.
