Position: Maintenance Technician 2

The Maintenance Tech II performs work in connection with the operation, maintenance, and security of building, grounds, and facilities to ensure efficient plant operation.

Schedule
  • Monday‑Friday, 8:00 AM – 5:00 PM
Pay Range
  • $25.00 – $28.00/hour, depending on experience.
Requirements
  • 4+ years of previous experience in building maintenance/construction, or any equivalent experience.
  • Certification, license, or equivalent as required under state and/or local regulation to operate or repair equipment in a technical field such as HVAC, building trades, or building utilities program preferred.
  • High school diploma or equivalent.
  • Current & valid Drivers’ License.
  • Availability that includes evenings and some weekends.
Responsibilities
  • Schedule work order requests adhering to priorities.
  • Schedule and perform maintenance of units and public spaces.
  • Complete all unit repairs.
  • Schedule move‑in inspections and plan unit refurbishing by outside vendors, including painting and re‑carpeting.
  • Supervise activities of outside contractors, ensuring quality of work and adherence to project specifications.
  • Maintain grounds, parking lots, sprinkler systems, fences, and facilities.
  • Perform electrical work such as repairing and replacing switches, receptacles, lights, and motors.
  • Perform plumbing installations and repairs such as repairing leaks, running new lines, installing fixtures, water heaters, and commodes.
  • Secure or arrange for availability of necessary work orders, materials, equipment, tools, parts, and permits.
  • Participate in preventative maintenance program.
  • Cleans carpet and vinyl floor surfaces.
  • Establish and maintain procedure manuals and records.
  • Oversee safety practices of contractors, vendors, tenants, and guests on site.
  • Instruct contractors on work prior to commencing projects.
  • Inspect work upon completion of assigned tasks.
  • Assume command as detailed in the Disaster Plan in the event of a disaster.
  • Attend in‑service training workshops and meetings as required.
  • Conduct work tasks safely and in compliance with the facility safety program.
  • Strip, seal, wax, and buff floor surfaces; perform floor maintenance; clean and shampoo carpets.
  • Ensure common areas are clean, including public restrooms, elevators, offices, public rooms, and resident lounges (dust, sanitize, scrub).
  • Empty trash receptacles; deposit recyclable material in proper receptacles; keep exterior perimeter clean.
  • Take note of safety concerns and needed repairs; perform repairs or report to supervisor.
  • Identify and assess problems and communicate to Administrator.
  • Participate in on‑call emergency schedule.
  • Maintain accurate records.
  • Provide effective and courteous service to all residents, guests, and co‑workers.
  • Perform related essential duties as required.
