Role Overview

We are seeking an experienced, highly skilled, results‑driven Maintenance Superintendent to lead the maintenance operations at Loring House in Portland, ME. The role requires a hands‑on team player with a proven track record in apartment community maintenance, operational excellence, and a genuine commitment to residents’ experience.

Responsibilities
  • Fully accountable for daily physical operations, ensuring safety, appearance, and financial goals.
  • Manage inventory of ready apartments to support marketing and leasing, schedule and supervise staff and contractors, and inspect completed make‑ready apartments for move‑in.
  • Provide emergency on‑call, night, and weekend coverage; may need to drive a company vehicle.
  • Lead a team of maintenance professionals alongside the Property Manager.
  • Maintain the property’s physical appearance, condition, cleanliness, and curb appeal.
  • Assist with resident retention initiatives and property‑issued communications.
  • Preserve confidentiality for residents, applicants, employees, and the company.
  • Report on‑call duties to provide 24‑hour/7‑day emergency maintenance service.
  • Lead maintenance staff and workflow processes; delegate work orders.
  • Oversee physical plant, report regularly to the Property Manager, and inspect for maintenance needs.
  • Document capital improvement needs, develop scopes of work, solicit bids, and provide bid packages.
  • Oversee vendor communication throughout projects or seasonal contracts.
  • Order and maintain inventory levels of parts and supplies; keep the shop organized.
  • Maintain Capital Inventory Control Log.
  • Consistently maintain overall attractiveness of the property.
  • Conduct inspections to ensure apartments, building systems, common areas, and grounds meet standards.
  • Assign, handle, complete, and document service requests/work orders.
  • Assist with moving appliances, abandoned furniture, and unloading supplies.
  • Correct unsafe conditions immediately and practice safety first.
  • Maintain accurate records, scheduling inspections, preventive maintenance, and work‑in‑progress.
  • Maintain Property Inspection Control Log, Winter Weather Log, and Light Log.
  • Communicate, prepare, and schedule apartments for occupancy within 3‑5 days of vacancy.
  • Trash out and clean up debris, paint, floor, and complete make‑ready punch list.
  • Inspect and report additional maintenance needs discovered during a make‑ready cycle.
  • Ensure ready apartments are inspected daily and inform leasing of unit status.
  • Perform other duties assigned by management.

Requirements
  • 5+ years of related experience
  • Apartment community experience required
  • Proficiency in drywall, lock change, light electrical, carpentry, flooring, and plumbing
  • HVAC Type I and Type II certification
  • Knowledge of third‑party government inspection protocols (e.g., REAC, State Finance Agency)
  • Experience leading a team
Additional Eligibility Qualifications
  • Multilingual a plus
  • Own hand and power tools
  • Valid driver’s license with clean driving record
  • Successful background check and drug screening
