The Maintenance Technician I will assist the maintenance team with keeping the buildings and grounds in a clean, orderly, and safe condition by performing minor plumbing, janitorial, and related maintenance activities as required. All repairs are to be completed in a timely and appropriate manner.

• Salary: $18.00–$25.00 per hour (typical hiring falls between the minimum and midpoint of the salary range, depending on experience and rent benefit adjustments).

  Monday‑Thursday, 8:00 am–5:00 pm; 30 hours per week (Part‑Time Plus).

• Assist the maintenance team in keeping the building in good repair by performing minor plumbing, janitorial, and related maintenance activities.
• Ensure all repairs are completed in a timely and appropriate manner.
• Pick up trash, keep breezeways, sidewalks, and grounds clear of clutter and debris; rake and shovel as needed.
• Assist in cleaning and turnover of vacant apartments to make them rent‑ready for the next tenant.
• Conduct move‑out inspections, report findings, and check smoke detectors regularly.
• Complete maintenance requests, work orders, and update the Property Maintenance Log daily.
• Perform regular preventative maintenance inspections of all units.
• Notify the Community Manager of safety‑related issues and lease agreement violations.
• Travel as required for in‑person classes and annual education conferences.
• Perform other duties as assigned.

• 1–3 years related experience and/or training, or an equivalent combination of education and experience.
• Valid Driver’s License and insurance required.
• Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
• Ability to draft routine reports and correspondence.
• Ability to speak effectively before customers or employees.
• Mathematical skills: add, subtract, multiply, and divide in all units of measure.
• Reasoning ability: solve practical problems and interpret instructions given in written, oral, diagram, or schedule form.
• Physical ability to walk, use hands to finger, handle, or feel, reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl, stand frequently, and occasionally sit.
• Regularly lift and/or move 50–75 pounds and occasionally lift or move more than 100 pounds.
• Specific vision abilities required include close vision, distance vision, and the ability to adjust focus.

Employees must regularly walk, use hands, reach, climb, stoop, kneel, crouch, crawl, stand, occasionally sit, and lift 50–75 pounds with occasional lifts exceeding 100 pounds. Cascade requires employees in this position to supply their own tools and to obtain a required tools list within 60 days of employment.
