Assistant to join our team at Gray's Landing!

Gray's Landing is a 210-unit apartment community in SW Portland, OR.

A Maintenance Assistant’s primary role is to assist and support in the required cleaning and minor property maintenance necessary to maintain curb appeal and the overall appearance and quality of the property/ies listed above. This will include processing work orders as assigned by the Community Manager/s and/or Maintenance Lead/Supervisor/s which may include routine maintenance of property/ies and apartment units. This position is responsible for ensuring that all maintenance work is done in compliance with OSHA regulations and Guardian policies and procedures.

We are willing to train the right individual, so this is an excellent entry level opportunity for individuals interested in a career in property maintenance.

Schedule: 40 hours / week, Monday - Friday 8:00 AM - 5:00 PM.

Compensation: DOE.

The requirements listed below are representative, but not exclusive of the knowledge, skill and/or ability required.

  • High school diploma or GED.
  • Possess basic knowledge of cleaning techniques and product use.
  • Possess basic knowledge of building and grounds maintenance such as changing light bulbs, raking.
  • Ability to lift a minimum of 25 lbs.
  • Attention to detail and organizational skills.
  • Ability to speak, read and write in English.
  • Ability to communicate effectively and in a timely manner, both verbally and in writing.
  • Ability to complete company training requirements for this position within pre-determined deadlines and attend other training sessions as required.
  • Possess basic computer-literacy and willingness to complete regular tasks using standard computer or web-based technology.

Essential Functions:

To perform this job successfully, an individual must be able to perform each essential function satisfactorily with or without reasonable accommodations.

  • Always represent Guardian in a positive and professional manner.
  • Support supervisor’s efforts to ensure that the company’s efforts fully meet and exceed property management obligations.
  • Walk property grounds daily to ensure grounds are clean and property has excellent curb appeal.
  • Walk common areas daily, clean and maintain all common areas.
  • Maintain common areas, entryways, and dumpster/recycling areas daily.
  • Alert supervisor of any potential liabilities or repairs. Identify property problems and repairs needed in the areas of structural, electrical, plumbing, and appliances.
  • Under the direction of the Community Manager/s or Maintenance Lead/Supervisor/s and with the assistance of other maintenance staff, respond to all service requests and complete all Work Orders and assist with apartment turnovers in a timely and professional manner in accordance with Guardian’s policies and procedures.
  • Keep the model unit/s in condition to show and make sure that the office, maintenance work areas, grounds and common areas are always neat and clean.
  • May be required to carry a property cell phone and be on call for emergencies.
  • Communicate with supervisor/s about any issues, or resident questions or concerns brought directly to the Maintenance Assistant.
