Building Maintenance Technician

Job Description

This role provides hands‑on maintenance and janitorial support for a downtown office building, ensuring that all areas remain safe, functional, and presentable. The Building Maintenance Technician performs routine preventative maintenance, responds to emergencies, turns over tenant spaces, and supports property operations while delivering excellent customer service to tenants and visitors.

Responsibilities
  • Schedule and perform routine preventative maintenance and assigned work orders in coordination with the Property Manager.
  • Drive to property locations and supply houses as needed to obtain tools, materials, and supplies.
  • Maintain curb appeal and overall cleanliness of exterior areas, including walkways, patios, walls, garbage enclosures, and surrounding grounds.
  • Physically tour the property regularly to identify items needing repair, potential safety hazards, and overall building condition, and take appropriate corrective action.
  • Maintain a clean, organized, and safe workspace, including mechanical rooms and electrical rooms.
  • Order or coordinate the ordering of parts and materials for the property and maintain appropriate inventory levels.
  • Perform duties related to tenant space turnovers within scheduled time frames, ensuring spaces are clean, repaired, and ready for occupancy.
  • Troubleshoot and repair general electrical issues, including light switches and light fixtures, within scope of role and safety guidelines.
  • Troubleshoot and repair plumbing systems, including basic fixtures and lines, as needed.
  • Troubleshoot and repair appliances commonly found in commercial or tenant spaces.
  • Perform painting, drywall and plaster repair, and basic carpentry tasks to maintain interior and exterior finishes.
  • Perform preventative maintenance on tools and equipment used in the field and maintain a general working knowledge of all tools required for the job.
  • Participate in maintenance, fire alarm, safety, and other training meetings to support building safety and compliance.
  • Assist other maintenance staff and team members as directed by the Property Manager, promoting a collaborative team environment.
  • Adhere to all safety policies and consistently use appropriate personal protective equipment (PPE).
  • Complete administrative duties such as organizing invoices, maintaining paperwork, and supporting accurate recordkeeping for maintenance activities.
  • Participate in a rotating on‑call schedule to cover buildings for emergency calls and respond promptly to urgent issues.
  • Meet with vendors on site, coordinate access, and assist them as necessary to ensure work is completed safely and effectively.
  • Provide exceptional customer service to community prospects and residents encountered during daily activities, responding promptly and courteously to requests and concerns.
  • Represent the organization in a positive and professional manner at all times, both on‑site and when interacting with tenants, vendors, and colleagues.
  • Treat all individuals encountered on or near the property with respect while maintaining appropriate professional boundaries and focusing on assigned duties.
Essential Skills
  • Hands‑on experience in plumbing maintenance and repair, including troubleshooting basic plumbing systems and fixtures.
  • Hands‑on experience in general electrical maintenance and repair, including work on light switches and light fixtures within appropriate safety guidelines.
  • Demonstrated punctual attendance and reliable time management.
  • Consistent, solid work ethic with a strong sense of responsibility and follow‑through.
  • Ability to perform painting, including surface preparation, application, and finishing.
  • Ability to perform basic carpentry tasks such as minor repairs, installations, and adjustments.
  • Experience with appliance repair in a residential, commercial, or property maintenance environment.
  • General knowledge of HVAC systems and related maintenance tasks.
  • Ability to maintain a clean, safe, and organized work environment, including mechanical and electrical rooms.
  • Capability to perform physical tasks such as walking the property, carrying supplies, and completing repairs in various building areas.
