Salary Range: $29.00 To $29.00 Hourly
Job Title: Maintenance Supervisor
Employment Type: Full-Time
FLSA Status: Non-exempt
Location: Two multi‑family apartment communities totaling 79 units. The main location will be Fanno Creek Village. Reliable transportation is required during working hours to attend to Garden Home Crossing as needed for grounds, turns, and work orders.
Schedule: Monday – Friday from 8:00 am – 5:00 pm. This position is part of the region‑based rotating on‑call schedule for after‑hour emergencies.
Reports to: Property Manager
Compensation Package:
- Competitive starting hourly pay of $29.00
- Monthly phone allowance of $50.00
- Monthly transportation allowance of $200.00

Administrative:
- Comply with all Fair Housing and Equal Housing Opportunities requirements
- Comply with appropriate state landlord/tenant statutes
- Comply with OSHA safety regulations
- Attend training and development seminars
- Communicate daily with the Property Manager and perform tasks as requested
Asset Preservation:
- Ensure the building complies with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
- Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)
- Ensure preventative repairs are completed on a regular basis
- Replace recalled appliances promptly
New Resident Preparation:
- Complete apartment turnovers within three days of vacancy
- Communicate with the Property Manager on turnover schedule
- Minimize apartment turnover time through pre‑ and post‑move‑out inspections
General Maintenance:
- Maintain inventory of tools, supplies, and materials
- Organize and maintain an orderly maintenance shop and storage areas
- Be on‑call for after‑hour maintenance emergencies on a rotating schedule and respond immediately
- Complete repairs involving electrical, plumbing, appliances, or general carpentry
- Maintain pool/spa (if applicable)
- Inspect vendor work to ensure highest standards of quality
- Perform janitorial services for the interior and exterior of the building, including sweeping, mopping, trash pickup, pet waste removal, vacuuming, and dusting
Resident
Experience:
- Complete work orders within 24 hours of submission to community members’ satisfaction
- Promote community member satisfaction by maintaining a high standard of cleanliness and curb appeal
- Paint interior and exterior surfaces as necessary
- Interact with current and future community members in a professional, courteous, and non‑discriminatory manner
What You’ll Need:
- Authorization to work in the United States
- High school diploma or equivalent
- Reliable transportation
- At least 2 years of experience in multi‑family maintenance
- Own hand tools
- General knowledge of various maintenance functions, including groundskeeping, snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, vendor bidding, and inventory ordering
- Demonstrated teamwork, good hygiene, ethical behavior, integrity, excellent customer service and communication skills, ability to multi‑task, resolve conflicts, and engage in cost/benefit analytical decision‑making, and a drive for continuous professional development
- Approximately 90% of time inspecting property grounds, apartments, building structure, landscaping, and signage, which may require climbing stairs, scaffolds, ladders, and manoeuvring walkways
- Approximately 10% of time in office using computer, tablet, and phone
- Frequent lifting, pushing, carrying, or pulling of 20‑50 pounds
- Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures
- May be required to work weekends
