Maintenance Technician III

Full-time position with the Commercial and Residential Management Group (CMRG) at Gateway Park Apartments, a 144‑unit apartment community in Portland, OR. The role involves daily upkeep, cleanliness, and maintenance of buildings, landscaping, amenities, parking lot, and trash areas. Amenities include a playground, outdoor workout area, laundry facilities, and clubhouse.

The Maintenance Technician III will perform essential maintenance duties such as repairs, electrical work, plumbing, carpentry, painting, landscaping, and janitorial tasks under the guidance of experienced technicians. The technician will also direct daily work or special projects for maintenance staff and outside vendors.

• Hourly rate: $32.00–$34.00/hr

  Full‑time, Monday‑Friday, 8:00 AM–5:00 PM
• Weekly contracted hours: 40 hrs
• Additional compensation: $50 monthly cell phone stipend and mileage reimbursement

• Two years in a Maintenance II position or three years of related experience, preferably in commercial or multi‑family property management.
• Janitorial experience preferred.
• Strong motivation, time‑management skills, and ability to follow instructions as an individual or team member.
• Advanced knowledge of landscaping, electrical, plumbing, carpentry, appliance repair, painting, drywall installation and repair, and flooring installation and repair (required).
• Experience operating a pressure washer.
• Ability to lift up to 75 pounds.
• Experience using vacuum cleaners and other janitorial equipment, and handling chemicals safely.
• Availability for after‑hours emergencies.
• Reliable transportation capable of carrying necessary tools, including power washing equipment.
• Current valid driver’s license, proof of insurance, and clean driving record for work‑related errands.
• Ability to read, write, and understand written and verbal communications and directions.
• Knowledge of landlord/tenant laws, state and federal labor laws, fair housing laws, and understanding of discrimination laws.
