Job Overview
Commercial and Residential Management Group (CMRG) seeks a Maintenance Technician III for Gateway Park Apartments in Portland, OR. The role involves daily upkeep of buildings, landscaping, amenities, parking lot, and trash areas in a 144‑unit community. Amenities include a playground, outside workout area, laundry facilities, and clubhouse.
Responsibilities- Perform maintenance duties such as repairs, electrical, plumbing, carpentry, painting, landscaping, and janitorial tasks.
- Direct daily work or special project assignments to maintenance staff and outside vendors.
- Manage work orders using technology, maintaining accurate records and schedules.
- Ensure compliance with safety rules and landlord/tenant, state, federal, and fair housing laws.
- Two (2) years as a Maintenance II or three (3) years of experience in a maintenance‑related field, preferably in commercial or multi‑family property management.
- Janitorial experience preferred.
- Advanced knowledge of landscaping, electrical, plumbing, carpentry, appliance repair, painting, drywall installation, flooring installation/repair, and pressure washer operation.
- Ability to lift up to 75 pounds and operate a vacuum cleaner and other janitorial equipment.
- Must possess current and valid driver’s license, proof of insurance, and clean driving record.
- Available for after‑hours emergencies.
- Reliable transportation to move tools and equipment.
- Excellent time‑management skills and ability to follow instructions independently or as part of a team.
- Strong written and verbal communication skills.
- Understand and administer landlord/tenant laws, State and Federal Labor Laws, Fair Housing Laws, and refrain from illegal discrimination.

Hourly Rate: $32.00–$34.00/hr full‑time, Monday‑Friday, 8:00 AM–5:00 PM. 40 weekly contracted hours. Additional compensation: $50.00 monthly cell phone stipend and mileage reimbursement.
