The Maintenance Director is responsible for the overall maintenance, safety, appearance, and operation of the community's buildings, grounds, equipment, and utility systems. This position oversees preventative maintenance programs, regulatory compliance, life safety systems, vendor management, and emergency preparedness while ensuring a safe, comfortable, and well-maintained environment for residents, visitors, and employees.
The Maintenance Director serves as a member of the community leadership team and partners with department leaders to support quality resident care and operational excellence.
Responsibilities include overseeing the maintenance and repair of buildings, resident rooms, common areas, grounds, equipment, and utility systems; ensuring the community remains safe, clean, functional, and visually appealing; performing and coordinating repairs related to plumbing, electrical, HVAC, carpentry, painting, flooring, appliances, and general building maintenance; responding promptly to maintenance requests and prioritizing work orders based on urgency and resident needs; maintaining maintenance logs, records, and documentation of completed work;
developing and managing a comprehensive preventative maintenance program; scheduling and performing routine inspections of building systems and equipment; ensuring maintenance activities are completed in accordance with manufacturer recommendations, regulatory requirements, and company standards; monitoring equipment performance and proactively addressing maintenance concerns to minimize downtime and costly repairs; ensuring compliance with all applicable federal, state, local, and company regulations related to facility operations and life safety;
maintaining fire alarm systems, sprinkler systems, emergency lighting, generators, fire extinguishers, and other life safety equipment; conducting routine safety inspections and corrective actions as needed; participating in regulatory surveys, inspections, audits, and life safety reviews; maintaining required compliance documentation and records; assisting with development, implementation, and maintenance of emergency preparedness and disaster response plans; participating in emergency drills and preparedness exercises;
responding to facility emergencies including power outages, weather events, equipment failures, and other urgent situations; coordinating emergency repairs and recovery efforts as necessary; coordinating and overseeing outside vendors, contractors, and service providers; obtaining bids, reviewing proposals, and monitoring contracted work for quality and compliance; ensuring contractors follow safety requirements and community policies while on-site; monitoring service agreements and recommending cost-effective solutions;
overseeing maintenance of landscaping, parking lots, walkways, exterior lighting, and outdoor common areas; assisting with snow removal, storm preparation, and seasonal maintenance activities as required; collaborating with housekeeping and environmental services teams to ensure a safe and attractive environment; managing maintenance department budgets and expenditures; monitoring supply inventories and ordering materials as needed; identifying opportunities to improve efficiency and control maintenance-related expenses;
maintaining tools, equipment, and maintenance supplies in good working order; supervising maintenance staff and providing coaching, training, and performance management; promoting a culture of safety, accountability, customer service, and teamwork; assisting with recruiting, onboarding, and development of maintenance team members; participating in leadership meetings and community operational planning; building positive relationships with residents, families, visitors, and staff; addressing maintenance concerns promptly and professionally;
supporting resident satisfaction by ensuring a safe, comfortable, and welcoming environment; and other duties as assigned.
