The Role

The Maintenance Apprentice is an essential member of the maintenance team, directly reporting to the Community Manager. The role demands professionalism, effective communication, and positive interactions with residents and staff. The successful candidate will perform minor repairs, manage time efficiently, and prioritize tasks to maintain the property to the highest standards.

The incumbent in this role must possess high professionalism, positive engagement for residents and the workforce.

Qualifications
  • 2+ years of grounds or porter experience.
  • Knowledge of and ability to safely operate property maintenance equipment (e.g., pressure washer, leaf blower, snowblower).
  • Ability to perform minor maintenance and repairs as needed.
  • Detail-oriented and thorough.
  • Strong time management and organizational skills to handle multiple tasks efficiently.
  • Ability to work independently and as part of a team in a fast‑paced environment.
  • Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions.
  • Good interpersonal skills with a polite and courteous demeanor toward staff, prospects, residents, vendors, and all visitors of the property.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
  • High School Diploma or equivalent.
Key Accountabilities Customer Service and Maintenance
  • Provides exceptional customer service and delivers high-quality maintenance service.
  • Completes assigned work orders from resident requests and preventative maintenance, diagnosing causes and making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Completes the “make‑ready” process for vacant apartment homes, including inspections, punch lists, scheduling vendors, obtaining supplies, and final inspections.
  • Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing, performing general cleaning, and painting curbs and signage.
  • Supports cost‑cutting by fixing rather than replacing parts when possible, using materials efficiently, and practicing correct tool usage.
  • Conducts routine and periodic property inspections to identify safety and risk management concerns and communicates needs to management.
  • Follows procedures for accessing materials, supplies, and tools, tracking inventory, returning unused items, and notifying supervisors of re‑order needs.
Adherence to Property Management Rules, Regulations, and Guidelines
  • Practices proper safety techniques and reports equipment malfunctions or accidents promptly.
  • Complies with safety and risk‑management policies, attends routine safety meetings, completes required training, and reports incidents accurately.
  • Ensures compliance with regulatory requirements, organizational standards, and operational processes, reporting violations to appropriate individuals.
  • Conducts all business in accordance with company policies, Fair Housing, the Americans with Disabilities Act, and applicable laws.
Physical Demands & Working Conditions
  • Expected to report to work and adhere to all safety and business protocols.
  • May work during inclement weather conditions.
  • Requires frequent standing and walking.
  • Requires reading, writing, performing calculations, and verbal communication.
  • May work at elevated sites or uneven ground.
  • Includes occasional squatting, bending, twisting, pushing, and pulling.
  • May travel to sister communities for maintenance support.
