Position: Maintenance Assistant - 5558

Guardian is hiring a Part-Time Maintenance Assistant for our 105-unit affordable community, Timberview, in Portland, OR. The role focuses on cleaning, minor maintenance, and property upkeep to maintain curb appeal and overall appearance.

Schedule

Part-time, as needed.

Compensation

$20.00 - $21.00 per hour DOE + bonus potential.

Minimum Qualification Requirements
  • High school diploma or GED.
  • Basic knowledge of cleaning techniques and product use.
  • Basic knowledge of building and grounds maintenance such as changing light bulbs, raking.
  • Ability to lift a minimum of 25 lbs.
  • Attention to detail and organizational skills.
  • Ability to speak, read and write in English.
  • Ability to communicate effectively and in a timely manner, both verbally and in writing.
  • Ability to complete company training requirements for this position within pre-determined deadlines and attend other training sessions as required.
  • Basic computer literacy and willingness to complete regular tasks using standard computer or web-based technology.
Preferred Qualifications
  • Previous janitorial, cleaning, or light building maintenance experience.
  • Ability to lift a minimum of 50 lbs.
  • Comfortable on ladders at heights of 15 feet.
Essential Functions
  • Always represent Guardian in a positive and professional manner.
  • Support supervisor’s efforts to ensure that the company’s efforts fully meet and exceed property management obligations.
  • Clean vacant apartment units as they become available.
  • Walk property grounds daily to ensure grounds are clean and property has excellent curb appeal.
  • Walk common areas daily, clean and maintain all common areas.
  • Maintain common areas, entryways, and dumpster/recycling areas daily.
  • Alert supervisor of any potential liabilities or repairs.
  • Under direction of the Community Manager(s) or Maintenance Lead(s) and with assistance of other maintenance staff, respond to all service requests and complete all Work Orders and assist with apartment turnovers in a timely and professional manner in accordance with Guardian’s policies and procedures.
  • Keep the model unit(s) in condition to show and ensure that the office, maintenance work areas, grounds and common areas are always neat and clean.
  • May be required to carry a property cell phone and be on call for emergencies.
  • Communicate with supervisor(s) about any issues, resident questions or concerns brought directly to the Maintenance Assistant.
  • Always follow confidentiality guidelines for resident, property, owner, and Guardian information.
  • Accurately record time worked, adhere to time-keeping guidelines daily.
  • Liaison with corporate departments to provide a team approach to the management of the property.
  • Establish and maintain collaborative working relationships between departments and with coworkers.
  • Constantly strive for improvements in work processes and results to better meet resident needs, ownership goals, and company standards.
  • Other duties as assigned by the Community Manager, Maintenance Supervisor or Portfolio Manager(s).
