Job Description Summary

This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
  • Assist and complete work orders generated from resident requests for service, diagnosing defects and performing repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Oversee and complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, task completion, and final inspection.
  • Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to reflect Greystar standards.
  • Periodically inspect work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
  • Maintain adequate inventory of spare parts and maintenance materials, and coordinate with the Community Manager to order supplies and tools within budgetary guidelines.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects.
  • Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials and supplies, and practicing correct use of tools and equipment.
  • Conduct regularly scheduled Greystar safety meetings, keep MSDS sheets current, and stay updated on OSHA and other safety laws and requirements to ensure community compliance.
  • Demonstrate customer service skills by treating residents and others with respect, answering questions from the team and residents, and responding sensitively to complaints about maintenance services and assigned work orders with efficiency and urgency.
Qualifications
  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, building maintenance, or a related trade.
  • Must provide own hand tools (unless prohibited by state law) and be skilled in the safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices.
  • Ability to apply logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and other contacts.
  • Strong written and verbal communication skills for representing company management and serving as the first point of contact for internal and external visitors.
  • Proficiency in internet, word processing, spreadsheet, and database management programs; experience with property management systems preferred.
  • Mathematical skills sufficient for basic arithmetic, decimals, and fractions to review and complete financial, administrative, and legal documents.
Specialized Skills
  • Must possess EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system to test system pressures and handle refrigerants.
  • Must hold all certifications required by state and local jurisdictions.
  • Valid driver’s license for operating a golf cart on the property, if applicable.
Travel / Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. May push, pull, lift, carry, or maneuver weights up to 25pounds alone and 50pounds with assistance.
