Maintenance Technician

The Maintenance Technician works from the Portland regional office and supports downtown multi-family properties by performing a wide range of maintenance and janitorial tasks. This role focuses on turning over tenant spaces, responding to emergencies, and completing routine and preventative maintenance to ensure safe, clean, and well-maintained buildings and grounds.

Responsibilities
  • Schedule and perform routine preventative maintenance and work orders as directed by leadership and the Property Manager.
  • Drive to property locations and supply houses to complete maintenance tasks and procure necessary materials.
  • Maintain curb appeal and general cleanliness of exterior areas, including walkways, patios, walls, and garbage enclosures.
  • Conduct regular physical tours of properties to identify items needing repair, safety hazards, and overall building and grounds conditions.
  • Use knowledge of water and gas meter shut-offs and sewer clean-outs to respond to issues and emergencies safely and effectively.
  • Maintain clean and safe work spaces, including mechanical rooms and electrical rooms.
  • Order or coordinate the ordering of parts and supplies for properties, and maintain accurate inventory records.
  • Perform duties related to tenant space turnovers within scheduled time frames, ensuring units are ready for new occupancy.
  • Troubleshoot and repair general electrical issues, including light switches and light fixtures.
  • Troubleshoot and repair plumbing systems to ensure proper function and minimize downtime.
  • Troubleshoot and repair appliances in residential units and common areas.
  • Perform painting, drywall and plaster repairs, and basic carpentry tasks as needed.
  • Perform preventative maintenance on tools and equipment used in the field and maintain general knowledge of their operation.
  • Participate in maintenance, fire alarm, safety, and training meetings to stay current with procedures and standards.
  • Assist maintenance staff and team members as directed by leadership and the Property Manager to support overall property operations.
  • Adhere to all safety policies and consistently use appropriate personal protective equipment (PPE).
  • Complete administrative duties, including maintaining an organized system for invoices and processing paperwork.
  • Participate in a rotating on-call system to cover buildings and respond to emergency maintenance calls.
  • Meet with vendors, coordinate their work on-site, and assist as necessary to ensure quality and timely service.
  • Provide exceptional customer service to community prospects and residents encountered during daily activities.
  • Represent the organization in a positive and professional manner at all times.
  • Interact respectfully with individuals in and around the properties, including homeless individuals, while focusing on safety and non-engagement during day-to-day responsibilities such as trash removal.
Essential Skills
  • Hands-on experience in property, facility, or commercial maintenance, including responsibilities similar to groundskeeper, facility technician, or maintenance technician roles.
  • Proficiency in painting, including work on light switches, light fixtures, walls, and trim.
  • Ability to perform appliance repair, including basic diagnostics and replacement of common components.
  • Basic carpentry skills for repairs and maintenance of doors, trim, and fixtures.
  • General knowledge of HVAC systems and ability to perform basic maintenance tasks.
  • Strong punctual attendance and reliability in adhering to schedules and on-call rotations.
  • Solid work ethic with a focus on completing tasks thoroughly and efficiently.
  • Ability to troubleshoot and repair general electrical issues safely.
  • Ability to troubleshoot and repair plumbing systems, including minor leaks, clogs, and fixture replacements.
  • Capability to perform drywall and plaster repairs to maintain a professional appearance in units and common areas.
  • Comfort working in downtown multi-family buildings and navigating urban environments.
  • Commitment to following safety policies and using personal protective equipment (PPE).
