Maintenance Supervisor- Russellville Commons

Maintenance supervisors in multifamily carry more operational weight than the job title suggests. At a property with meaningful unit count, they're the difference between a well-run community and one that bleeds NOI through deferred repairs, slow turns, and resident frustration. MG Properties, a Western U.S. operator with three decades of acquisition, rehab, and management experience, is staffing this role at Russellville Commons in Portland.

This is a full-scope maintenance leadership position. You'll diagnose and perform hands‑on repairs, but the job is equally about running the team: scheduling staff, delegating work orders, inspecting completed jobs, and making sure the preventive maintenance calendar doesn't slip. Resident service requests need a system behind them, not just a person. You'll own that system. Safety meetings are a scheduled responsibility here, not an afterthought, and you'll keep accurate records on PM work and expenditures.

When outside vendors or contractors come in, you coordinate that too.

Portland's housing stock trends older in many corridors, and properties like Russellville Commons can carry HVAC, plumbing, and electrical systems that require real trade fluency, not specialists for every call. MG's expectation is that you bring working knowledge across all trades. That breadth lets the property avoid unnecessary vendor costs while keeping turns and make‑readies on schedule.

• At least 2 years in a maintenance supervisor role (preferred)
• Direct experience at a community of 150 units or more
• Demonstrated competency across multiple trades (electrical, plumbing, HVAC, appliances)
• Valid driver's license and reliable transportation
• Strong customer service instincts and a collaborative approach to working with site staff and the property manager

The candidates who do well in this kind of role typically combine technical range with organizational discipline. Knowing how to fix things gets you in the door. Knowing how to prioritize a queue of 30 open work orders, keep your team accountable, and communicate clearly with residents and management is what makes you effective  your background is mostly hands‑on tech work with limited team oversight, this role will ask more of you on the leadership side than you may be used to.
