Primary Duties

Maintenance Oversight:
Supervise general maintenance staff and ensure timely completion of work orders. Prioritize and schedule maintenance requests, including pest control and emergency repairs.
Tenant Relations:
Act as the primary point of contact for tenants regarding maintenance issues, ensuring prompt communication and resolution.
Vendor & Contractor Coordination:
Maintain a roster of qualified contractors for specialized repairs and renovations; schedule and monitor vendor work.
Inspections & Compliance:
Organize and oversee Real Estate Assessment Center (REAC) and annual property inspections, issue tenant notices, and ensure compliance with HUD and safety standards.
Procurement & Inventory Management:
Purchase replacement equipment and materials, track warranties, and maintain accurate records per HUD requirements.
Administrative Duties:
Track and reconcile maintenance invoices, enter data into accounting software, and prepare reports for management.
On Site Duties:
Monitor property conditions and identify preventive maintenance needs.
Stay informed on Fair Housing regulations, program updates, and property changes to ensure compliance and effective communication.
Assist with scheduling and resolving issues that could delay repairs or renovations both with maintenance workers and outside vendors/contractors.
Support loading/unloading materials when necessary.
Perform other responsibilities as assigned.
Qualifications:Education, Experience, and Certification(s)
High school diploma or General Educational Development (GED) required.
Three (3) years of experience in property maintenance or facilities management, with at least one (1) year in a supervisory or lead role required.
Experience working with HUD guidelines and compliance required.
Familiarity with vendor management, inspections (specifically NSPIRE), and maintenance scheduling are preferred.
Certified Manager of Maintenance NCHM preferred.
Knowledge, Skills, and AbilitiesExtensive knowledge of Affordable/Fair Housing and tenancy laws.
Excellent oral/verbal communication and writing skills.
Detail‑oriented and able to carry out work with the highest levels of accuracy.
Ability to effectively present information in one‑on‑one and small group situations to customers, clients, and other employees of the organization.
Basic ability to operate a computer using Microsoft Office software.
