The Maintenance Technician performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

- Complete assigned work orders from resident requests within 24–48 hours and perform routine upkeep on the property.
- Diagnose and repair defects, ensuring repairs follow established policies, procedures, safety standards, and code requirements.
- Perform the “make‑ready” process for vacant apartment homes, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, execution of maintenance tasks, and final inspection.
- Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible and using tools and equipment responsibly.
- Manage inventory of materials, supplies, equipment, and tools from the maintenance shop, tracking usage and notifying the supervisor of reorder needs.
- Document and complete paperwork accurately and on time to ensure service requests are tracked.
- Inspect contractor, vendor, and service provider work to verify compliance with quality standards, scope, and specifications.
- Attend routine safety meetings, complete required OSHA and other safety training, and report accidents and incidents promptly.
- Demonstrate customer‑service skills by treating residents with respect, answering questions, responding to complaints, and completing work orders efficiently.
- Assist in routine and periodic property inspections to identify safety and risk‑management concerns and communicate physical needs to management.
- Perform other duties as assigned.
- High school diploma or GED equivalent.
- 1–3 years of apartment maintenance experience or equivalent preferred.
- Excellent communication skills and ability to interact with people at all levels.
- Proficiency with internet, word processing, spreadsheets, and database programs for reporting.
- Strong proficiency in property‑management software (preferred: Entrata, Yardi, or One Site).
- Current valid driver’s license.
- Mandatory EPA TypeI andII or universal refrigerant recycling certification and all state/local certifications required by jurisdiction.
Schedule:
40 hours per week, Monday–Friday 9a.m.–6p.m.;
Saturday 10a.m.–5p.m.;
Sunday 1p.m.–5p.m. (site hours may vary). Must be able to work evenings, weekends, and holidays and work unaccompanied when scheduled.
- Lift, push, pull, and carry up to 50pounds independently, and up to 150pounds with assistance.
- Frequent standing, walking, reaching, climbing, stooping, and squatting; intermittent sitting and keyboard work.
- Capability to work outside in frequent exposure to weather, odors, and hazards.
