Gallery Residential is seeking a Maintenance Supervisor for Livano Prosper, an upscale multifamily community. This on-site leader oversees all maintenance operations, ensuring building systems, grounds, and amenities are safe, efficient, and visually appealing. Responsibilities include supervising maintenance staff, managing work orders, preventive maintenance, unit turns, and vendor coordination. The role is highly resident-focused, requiring strong customer service, attention to detail, and responsiveness to emergencies.

Responsibilities

• Lead, schedule, and train maintenance team to complete work orders and projects on time.
• Perform and oversee preventive maintenance for building systems, including HVAC, plumbing, and electrical.
• Ensure grounds, common areas, and amenities are clean, safe, and well maintained.
• Coordinate and supervise vendors and contractors for specialized repairs and capital projects.
• Monitor maintenance budget, parts inventory, and purchasing needs.
• Respond to emergency maintenance issues and participate in on-call rotations.
• Maintain compliance with safety, building codes, and company standards.
• Inspect units for move-ins, move-outs, and turns, ensuring quality and timeliness.
• Collaborate with property management to support resident satisfaction and retention.
• Maintain accurate records of maintenance activities, inspections, and equipment servicing.
