The Role

A Maintenance Supervisor is responsible for overseeing the maintenance and repair of a property. The supervisor will manage a team of maintenance technicians, groundskeepers or housekeepers and ensure all maintenance work is performed safely, efficiently, and in accordance with established standards and procedures.

Your Responsibilities Include
  • Oversee maintenance technicians, groundskeepers, or housekeepers, including assigning work orders, offering guidance and training, and managing the daily make-ready schedule with vendors as required.
  • Oversee more complex repairs while assisting with routine maintenance as needed.
  • Perform regular property inspections to identify maintenance needs, safety hazards, and code violations.
  • Ensure compliance with safety regulations and other relevant laws and standards.
  • Maintain accurate records of maintenance projects, including work orders, preventive maintenance, invoices, schedules, and trainings.
  • Conduct vacant ready walks on units marked ‘ready for move in’ prior to move in.
  • Oversee large capital projects and renovation schedules to ensure goals are met.
  • Use community software proficiently as outlined by Roundhouse policy.
  • Monitor and manage maintenance inventory within budget; assist with vendor management and coordinate with outside contractors as necessary.
  • Communicate with the Community Manager regarding overall property maintenance condition, status, and staff.
  • Participate in after-hours emergency on-call rotation as scheduled and snow removal when required.
  • Use sound judgment when evaluating work quality and communicate issues constructively and goal-oriented.
  • Follow all safety procedures in the Employee Handbook, SOPs, and safety labels on equipment.
  • Maintain a professional demeanor and represent the company positively at all times.
Requirements
  • Two years of supervisory experience.
  • Three years of experience as a maintenance technician.
  • Excellent time management and ability to prioritize work.
  • Strong written and oral communication skills.
  • Basic computer skills, including proficiency in Microsoft Office and property management software.
  • Strong knowledge of plumbing, electrical, HVAC, CPO, and carpentry systems is highly preferred.
  • Valid driver's license and reliable transportation.
Physical Requirements
  • Must be able to lift and carry up to 50 pounds.
  • Must be able to stand, walk, and climb ladders for extended periods.
  • Must be able to work in outdoor environments in all weather conditions.
