Maintains grounds of property and light maintenance tasks as assigned.
Essential Duties and Responsibilities- Cleans grounds and removes litter, pet waste, graffiti, trip hazards, miscellaneous debris.
- Spreads salt/ice melt on public passageways to prevent ice buildup during inclement weather, clears leaves and debris from catch basins and drains during heavy rains.
- Responsible for daily upkeep of the property buildings and grounds which includes cleaning and removing of trash, cobwebs, cigarette butts, stains, spills and all foreign material.
- Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company, in cooperation with Maintenance Supervisor and Community Manager.
- Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
- Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all times.
- Responsible for courteous, efficient response at all times.
- Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
- Responsible for thorough knowledge of management company policies and property community policies.
- Responsible for seeking educational opportunities and self‑improvement for personal growth and development.
- Any other tasks as assigned by Quantum Residential.
This job has no supervisory responsibilities.
Qualifications- Education and/or
Experience:
High school diploma or GED, or up to one month related experience and/or training, or equivalent combination of education and experience. - Office
Experience:
Proficient in MS Office, particularly email (desktop and web‑based), Word, and Excel; knowledge of office management systems and procedures, excellent time management skills, ability to multi‑task and prioritize work, attention to detail and problem‑solving skills. - Language
Skills:
Ability to read and interpret documents such as emails, utility billings, financial documents, instructional documents, rental agreements, and procedure manuals. - Mathematical
Skills:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages. - Reasoning Ability: Ability to add and subtract numbers and to multiply and divide with tens and hundreds; ability to perform these operations using units of American money and weight measurement, volume, and distance.
- Physical Demands: The employee is regularly required to stand, use hands to finger, handle, or feel, reach with hands and arms, frequently walk, climb or balance, stoop, kneel, crouch, crawl, talk or hear, occasionally sit, taste or smell; must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds; specific vision abilities needed include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
- Work Environment: Regular exposure to outside weather conditions; occasional exposure to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock; noise level usually moderate.
- Additional Requirements: May require frequent shifting of priorities and deadlines; must have a valid driver's license and valid liability insurance; may require use of personal vehicle; may require overtime; may require out‑town travel to conferences.
