Maintenance Technician

We are seeking a Maintenance Technician to support our communities in Blacksburg and Radford, VA. This position is responsible for providing maintenance services across both properties, and regular travel between locations is required. This is a non‑supervisory, hands‑on technician role focused on day‑to‑day maintenance operations. As the properties continue to stabilize and grow, there may be future opportunities for advancement into a supervisory position.

Essential Duties and Responsibilities
  • Support our communities in Blacksburg and Radford, VA by providing maintenance services across both properties and regular travel is required.
  • Proactive preventative maintenance of building components and/or mechanicals.
  • Complete service requests and turn units in a timely fashion.
  • Report any maintenance concerns for repairs on vacant apartments, occupied apartments, models, clubhouse and/or common areas to the Maintenance Supervisor and/or Community Manager.
  • Maintain open communication with all members of property management.
  • Assist in keeping the grounds and common areas free of trash and debris.
  • Perform on‑call emergency service as required.
  • Perform snow removal as required.
  • Attend and assist in preparing for functions and activities as needed.
  • Assist other team members as needed.
  • Perform other relevant duties as assigned.
Qualifications
  • Must be able to work a flexible schedule, including evenings and weekends and on an emergency basis.
  • Must be detail oriented and hard working.
  • Knowledge of residential building systems, professional licenses are (details).
  • HVAC and/or CFC certifications is helpful.
  • Successful candidates will exhibit a demonstrable passion for high quality results and provide customers with exceptional customer service.
  • Strong knowledge and understanding of plumbing.
  • Experience with basic electrical repairs (when no license is required).
  • Strong carpentry skills including experience with sheetrock/drywall installation and repair.
  • Basic wallpaper/painting, including use of paint sprayer.
  • Experienced in the use of cleaning supplies and associated equipment.
Education

The position requires the ability to read and write English fluently, the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on‑site management software functions.

Professional Experience

A minimum of three (3) years’ experience in residential property management or a related field is required.

Attendance/Travel Requirements

The position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. The position also requires the ability to serve on‑call, as scheduled or as necessary.

Travel may be required at times to attend various owner gatherings either in the general vicinity of the associate’s home property, or in another state. You must also be able to attend certain events that are held after hours.

Computer skills
  • Minimum of basic knowledge of computers.
  • Minimum of basic Internet knowledge.
Physical Demands
  • Must be capable of physically accessing all exterior and interior parts of the property and amenities.
  • Must be able to push, pull, lift, carry or maneuver weights of up to 50 lbs. independently and 100 lbs. with assistance.

Compensation & Benefits

This role is non‑exempt and is eligible for an hourly pay rate of $21 - $23. The hourly pay rate will depend on a number of relevant factors including individuals’ experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job‑related company and market considerations. This position may be eligible to receive discretionary and/or performance‑based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job‑related factors.

This non‑exempt role will be eligible for overtime for all hours worked in excess of 40 per week. Full‑time positions (30+ hours/week) are eligible for 2 weeks paid vacation, sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the Company’s website.
