As the Maintenance Supervisor, you’ll be the cornerstone of keeping our student community running smoothly. With your in-depth knowledge of property maintenance, safety protocols, and facility upkeep, you’ll lead your team to ensure our buildings and grounds are in top condition. Your expertise will enhance the living experience for our residents, providing a safe, comfortable, and well‑maintained environment that supports the vibrant student life.
Responsibilities- Supervise daily maintenance operations for the property, including building systems, grounds, and resident spaces.
- Lead and support the maintenance team to ensure timely, high‑quality completion of work orders and preventative maintenance tasks.
- Conduct regular inspections of apartments, common areas, equipment, and property grounds to maintain safety and operational standards.
- Coordinate maintenance activities and communicate project updates, repairs, and operational needs with property leadership.
- Oversee the maintenance and repair of plumbing, electrical, HVAC, appliances, and structural systems.
- Ensure resident service requests are addressed promptly and professionally to support a positive resident experience.
- Manage vendor relationships, contracted services, supply ordering, and inventory control to maintain efficient operations.
- Develop and maintain maintenance schedules while monitoring productivity, labor costs, and operational efficiency.
- Respond to maintenance emergencies and participate in on‑call or after‑hours support as needed.
- Maintain property tools, equipment, and assets in safe working conditions and ensure proper usage by team members while adhering to safety standards and OSHA guidelines.
- Implement and lead safety programs, including safety meetings, training initiatives, and maintenance of MSDS and compliance records.
- Participate in hiring, onboarding, training, coaching, and performance management of maintenance team members.
- Ensure compliance with company policies, Fair Housing regulations, and all applicable federal, state, and local laws.
- Support property appearance and curb appeal by maintaining clean, safe, and well‑functioning community spaces.
- Perform physical activities such as standing, walking, climbing, bending, kneeling, lifting, and using hands and fingers in both indoor and outdoor environments.
- May occasionally work near mechanical equipment, at elevated heights, or around fumes and chemicals, and must be able to lift and move items weighing 50 pounds or more while working in varying weather conditions and moderate noise levels.
- Assist with additional maintenance, operational, and property improvement projects as needed to support community goals.
- A minimum of 3 years of maintenance experience, including HVAC, plumbing, and electrical.
- High school graduate or equivalent.
- Minimum of one‑year supervisory experience, preferably in residential properties, rental operations, or related business operations.
- EPA type II and above certification.
- Pool maintenance certification, if required by local regulation (preferred).
- Strong interpersonal and communication skills, including the ability to build and maintain quality relationships.
- Strong decision‑making and problem‑solving skills.
- Proficient in working with technology and adaptable to online systems.
- Carbon Literacy Certification or willingness to undertake training.
