Commercial Maintenance Manager
The Commercial Maintenance Manager is responsible for overseeing the operation, maintenance, repair, and continuous improvement of commercial properties and facility systems. This role ensures that all building systems, equipment, grounds, and infrastructure are maintained in a safe, efficient, and cost-effective manner while delivering exceptional service to tenants, customers, and stakeholders. The Manager leads maintenance operations, coordinates vendors and contractors, manages preventative maintenance programs, and responds to emergency situations as needed.
Essential Duties and Responsibilities Facility Operations & Maintenance- Oversee the daily operation, maintenance, troubleshooting, and repair of commercial buildings, industrial systems, vehicles, grounds, and maintenance equipment.
- Ensure the reliable operation of all building systems, including HVAC, plumbing, electrical, mechanical, fire/life safety, and building automation systems.
- Develop, implement, and manage preventative and predictive maintenance programs to maximize equipment performance and lifecycle.
- Monitor building conditions and conduct routine inspections to identify deficiencies, safety concerns, and opportunities for operational improvements.
- Coordinate repairs and maintenance activities for building systems, including:
- HVAC equipment
- Plumbing systems
- Electrical systems
- Roofing and drainage systems
- Fire and life safety systems
- Packaging and material handling equipment
- Grounds and landscape equipment
- Kitchen and breakroom equipment
- Oversee installation, upgrades, and modifications to building equipment and systems.
- Manage building appearance and integrity, including repairs to walls, ceilings, flooring, doors, finishes, and other building components.
- Lead, train, develop, and supervise maintenance personnel and contractors to ensure high-quality service delivery and compliance with safety standards.
- Establish work priorities and assign maintenance responsibilities to maximize efficiency and customer satisfaction.
- Promote a culture of accountability, continuous improvement, and workplace safety.
- Provide coaching and performance feedback to maintenance staff.
- Coordinate and oversee third-party contractors and service providers.
- Review contractor performance to ensure compliance with project specifications, safety requirements, and service-level expectations.
- Assist with soliciting bids, reviewing proposals, and managing service agreements.
- Support annual budgeting and capital planning processes.
- Monitor maintenance expenditures and identify cost-saving opportunities without compromising service quality.
- Evaluate maintenance operations and recommend process improvements, equipment upgrades, and energy-efficiency initiatives.
- Maintain accurate maintenance records, work orders, inspections, and compliance documentation.
- Ensure compliance with all applicable federal, state, and local regulations, building codes, and company policies.
- Maintain and oversee fire and life safety systems, including fire alarm systems, fire pumps, and related equipment.
- Conduct safety inspections and ensure corrective actions are promptly implemented.
- Complete all required company safety training and ensure team compliance with safety protocols.
- Respond to emergency situations and coordinate recovery efforts to minimize operational disruption.
- Utilize computerized maintenance management systems (CMMS), building automation systems (BAS), and other property management technologies.
- Generate maintenance reports and track key performance indicators.
- Proficiently use Microsoft Office applications, mobile devices, tablets, and web-based management systems.

- Minimum of 5 years of facility maintenance experience in a commercial property, industrial, healthcare, retail, or related environment.

- Experience managing multiple building systems, maintenance projects, and vendor relationships.
- Associate degree or technical certification in Facilities Management, HVAC, Electrical Systems, Mechanical Systems, or a related field.
- Professional certifications such as:
- EPA Universal Certification
- HVAC Certification
- SMA, FMA, or CFM designation
- OSHA Training Certification
- Technical, vocational, or hands-on experience in one or more of the following disciplines:
