We are seeking an experienced, hands-on Working Maintenance Supervisor to oversee the day-to-day maintenance operations of our apartment communities. This is a traveling position and candidate must be willing to drive 1-2 hours a day to different sites in company provided truck with gas included. This position combines leadership responsibilities with active participation in maintenance and repair work. The ideal candidate is organized, mechanically skilled, customer-service oriented, and capable of leading a maintenance team while ensuring the property is maintained to the highest standards.

Additionally candidate must be willing to learn or know how to install LVP flooring, fix and install drywall and paint, along with other maintenance tasks. Must have accept driving record and valid drivers license and willing to work, supervise and manage vendors/supply orders. Must be comfortable on a computer and ability to make phone calls and do showings of apartments.

Key Responsibilities Maintenance Operations
  • Perform and supervise general maintenance, repairs, and preventative maintenance throughout the apartment community.
  • Complete work orders promptly while ensuring high-quality workmanship and resident satisfaction.
  • Troubleshoot and repair HVAC, plumbing, electrical, appliances, carpentry, drywall, painting, flooring, and other building systems.
  • Conduct unit turns, inspections, and preventive maintenance programs.
  • Respond to emergency maintenance issues as needed.
Work Order Management
  • Prioritize, assign, and monitor daily work orders.
  • Ensure maintenance requests are completed efficiently and accurately.
  • Maintain detailed records of completed work, inspections, and preventive maintenance schedules.
  • Follow up with residents to ensure satisfaction with completed repairs.
Staff Leadership
  • Supervise, train, schedule, and mentor maintenance technicians and grounds personnel.
  • Assign daily tasks and monitor productivity.
  • Promote a safe, professional, and team-oriented work environment.
  • Ensure all maintenance staff follow company policies and safety procedures.
Vendor & Contractor Management
  • Coordinate with outside vendors and contractors for specialized repairs and services.
  • Obtain quotes, schedule work, and verify quality of completed projects.
  • Ensure vendors meet contract requirements and property standards.
Inventory & Purchasing
  • Order maintenance supplies, equipment, and replacement parts.
  • Maintain appropriate inventory levels while controlling costs.
  • Track expenditures and assist with maintenance budgeting.
  • Ensure proper storage and organization of maintenance materials.
Property Maintenance
  • Conduct routine property inspections to identify maintenance needs and safety concerns.
  • Maintain curb appeal, common areas, amenities, and building exteriors.
  • Ensure compliance with company standards, local building codes, and safety regulations.
Qualifications
  • Minimum 3-5 years of apartment maintenance experience.
  • Previous supervisory or maintenance leadership experience preferred.
  • Strong working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general building maintenance.
  • Ability to diagnose and repair maintenance issues independently.
  • Experience managing work orders using property management software is preferred.
  • Strong organizational, communication, and leadership skills.
  • Ability to prioritize multiple tasks in a fast-paced environment.
  • Valid drivers license and reliable transportation.
  • EPA Certification and HVAC certification are preferred but not required.
Physical Requirements
  • Frequently lift up to 50 pounds.
  • Ability to stand, bend, kneel, climb ladders, and work in confined spaces.
  • Work indoors and outdoors in varying weather conditions.
  • Participate in an on-call rotation for emergency maintenance, if required.
