Maintenance/Construction Supervisor I (NS)
The North Carolina Department of Administration is seeking applicants for a Maintenance/Construction Supervisor I for our Facility Management division. The primary mission of Facility Management is to provide a safe and healthful work environment for employees and the public in a cost effective and energy efficient manner. This mission is accomplished by performing routine, preventive, and emergency maintenance to state facilities owned by and allocated to the Department of Administration.
Key Responsibilities:
- Planning, assigning, and reviewing the efficiency and quality of work performed by staff.
- Establish work priorities, organize work schedules, assign work tasks to appropriate staff.
- Monitor projects in progress while ensuring that work is completed in a cost-effective manner.
- Inspect completed projects for quality and adherence to specifications or contract terms.
- Schedule and plan maintenance and repair projects.
- Perform and/or oversee all general maintenance and repair related to HVAC, plumbing, electrical installation/repair, power generation and all other general maintenance needs.
- Must be available off hours maintenance and/or emergency situations

MAX SALARY FOR THIS POSITION IS: $69,219
Recruitment Range: $50,088 - $69,219
This position is responsible for planning, organizing, and directing the plant operations and maintenance operations at 1915 Health Services Way Raleigh NC 27607. Position responsibilities include planning, assigning, and reviewing the efficiency and quality of work performed by staff; administering employee performance processes including disciplinary actions. Position will interview applicants for vacant positions and will make recommendations for hire. Individual will establish work priorities, organize work schedules, assign work tasks to appropriate staff and/or contract workers and monitor projects in progress while ensuring that work is completed in an expedient and cost-effective manner.
Individual will inspect completed projects for quality and adherence to specifications or contract terms; schedule and plan short range maintenance and repair projects; perform and/or oversee all general maintenance and repair related to HVAC, plumbing, electrical installation/repair, power generation and all other general maintenance needs. Other duties include implementing a preventative maintenance schedule; providing adequate staffing for routine maintenance scheduled;
ensuring that equipment replacement parts and repair materials are available when needed and on schedule; determining scope of work to be completed through regular personal inspections and day-to-day work orders generated; maintain and inventory of stock items for general and preventive maintenance needs and maintaining records and reports of work completed; and other duties assigned.

MANAGEMENT PREFERENCES:
- Working knowledge of building codes and all other rules and regulations governing repair, maintenance and construction of facilities.
- Ability to perform journey level work in a variety of trades and to read schematics and blueprints.

Minimum Education and Experience
High school or General Educational Development (GED) diploma and three (3) years of progressive experience in facility maintenance or construction including journey level experience in at least three (3) building or mechanical trades; or an equivalent combination of education and experience.
