Building Maintenance & Property Management Specialist

Position Summary

We are seeking a reliable, hands-on Building Maintenance and Property Management Specialist to oversee the day-to-day upkeep, operations, and tenant support for our properties. This is a working role for someone who is capable of personally handling a wide range of maintenance and repair tasks, while also managing property-related responsibilities. The ideal candidate is organized, proactive, mechanically inclined, and comfortable interacting with tenants, vendors, and ownership.

This person should be able to troubleshoot issues independently, complete many repairs themselves, and bring in outside vendors only when specialized work is required.

Key Responsibilities

Property Maintenance

• Perform routine inspections of buildings, systems, and grounds
• Perform general basic repairs including plumbing, electrical, HVAC coordination, carpentry, and painting
• Troubleshoot maintenance issues and respond promptly to service requests
• Personally perform routine preventive maintenance where appropriate, including HVAC filter changes, appliance upkeep, and other day-to-day building maintenance tasks
• Coordinate and oversee outside vendors for specialized, licensed, or larger-scale preventive maintenance work, such as boiler service and major HVAC maintenance
• Handle general exterior property upkeep, including seasonal yard work, light snow removal, and salting as needed
• Maintain maintenance logs and work order records

Property Management

• Serve as primary point of contact for tenants and residents
• Coordinate move-ins, move-outs, and property inspections
• Monitor property condition and compliance with safety standards
• Assist with rent collection tracking and basic administrative reporting
• Manage vendor relationships and service contracts
• Ensure properties meet local codes and regulations

Operational Duties

• Maintain inventory of tools and supplies
• Develop maintenance schedules and budgets
• Support capital improvement projects
• Respond to emergency maintenance situations as needed

Qualifications

Required

• 3+ years' experience in building maintenance, property management, or similar role
• Strong knowledge of building systems (electrical, plumbing, HVAC)
• Ability and willingness to execute and complete general maintenance and repair work including basic plumbing, electrical, carpentry, painting, and other day-to-day building needs
• Ability to diagnose problems and determine when to self-perform repairs versus engage outside contractors
• Excellent problem-solving and organizational skills
• Ability to perform physical tasks and lift equipment
• Strong communication and customer service skills
• Valid driver's license, and ability to drive company vehicle without restriction

Preferred (not required)

• Property management or facilities certification
• Experience with maintenance management software
• Trade certifications (HVAC, electrical, plumbing, etc.

Work Environment

• Combination of indoor and outdoor work
• May require on-call availability for emergencies
• Travel between properties required
