Schedule

Monday through Friday, 8:00 a.m. to 4:00 p.m. Start and end times may vary based on operational and contract needs. Occasional evening, weekend, or holiday hours may be required.

Position Summary

The Contract Manager oversees the day-to-day operations of assigned custodial contracts, ensuring full compliance with all requirements, safety standards, labor ratios, and budgetary targets. This position leads a community custodial crew across multiple job sites, supervising staff, maintaining cleaning quality and service delivery, managing equipment and supplies, and building strong working relationships with customers, agency leadership, and other stakeholders. The Contract Manager's primary responsibility is management of staff and contract performance, and this position also performs hands-on custodial work as needed to support the crew, cover absences, and meet contract standards.

The Contract Manager ensures contract obligations are met while promoting inclusive employment opportunities in alignment with agency values and applicable program requirements.

Education and Experience

  • High school diploma or equivalent preferred.
  • Three (3) or more years of supervisory or management experience preferred.
  • Custodial or janitorial experience preferred, including familiarity with commercial cleaning methods, floor care, and restroom and common area sanitation.
  • Working knowledge of cleaning chemicals, dilution ratios, and Safety Data Sheets preferred.
  • Experience with commercial custodial equipment such as auto scrubbers, buffers, carpet extractors, and commercial vacuums preferred.
  • Experience working with individuals with disabilities preferred.
  • Must be at least 18 years old with a valid driver's license and an acceptable driving record.
  • Ability to pass background checks and drug screening.
Required Skills and Abilities
  • Strong leadership, supervisory, and team development skills.
  • Ability to interpret and implement contract requirements, including custodial specifications and cleaning frequencies.
  • Working understanding of OSHA requirements relevant to custodial work, including hazard communication, personal protective equipment, and blood borne pathogen precautions.
  • Ability to train staff on proper cleaning techniques, safe chemical handling, and equipment operation.
  • Proficiency in Microsoft Office Suite; experience with inventory or scheduling software preferred.
  • Excellent organizational skills, attention to detail, and time management.
  • Strong verbal, written, and interpersonal communication skills.
  • Ability to work independently under pressure while meeting deadlines.
Physical Requirements
  • Prolonged periods standing, walking, and moving through facilities.
  • Ability to lift and carry up to 40 pounds as needed.
  • Frequent bending, stooping, kneeling, reaching, and pushing or pulling wheeled custodial equipment.
  • Regular exposure to cleaning chemicals, dust, odors, and varying temperatures.
  • Travel between multiple job sites during a single shift.
Duties and Responsibilities
  • Ensure contract performance meets or exceeds all requirements outlined in the contract, cleaning specifications, or Performance Work Statement.
  • Maintain compliance with applicable regulations, including agency, program, and contractual standards.
  • Conduct regular quality inspections, audits, and reviews of assigned areas to verify cleaning standards, safety, and appearance expectations are met.
  • Develop and adjust cleaning schedules and area assignments to meet contract frequencies and customer needs.
  • Recruit, train, schedule, and evaluate staff in alignment with contract and agency requirements.
  • Train and monitor staff on safe chemical handling, proper use of personal protective equipment, and correct operation of custodial equipment.
  • Match staff skills with operational needs while promoting professional growth.
  • Ensure compliance with labor ratio requirements where applicable.
  • Oversee custodial equipment, cleaning supplies, and inventory management to support uninterrupted operations.
