Maintenance Technician – Sky Meadow Villas

Sky Meadow Villas has an immediate opening for an experienced Maintenance Technician. The role performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

• Complete assigned work orders from resident requests and preventive maintenance, diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
• Execute the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins: pre‑move‑out inspection, create a punch list, schedule vendors and contractors, obtain supplies, complete maintenance tasks, and inspect finished work.
• Manage and track maintenance department inventory: access, obtain, return items, and notify the supervisor of re‑ordering needs.
• Complete documentation and paperwork accurately and promptly so service requests can be documented and tracked.
• Assist in maintaining grounds, common areas, and amenities: pick up trash and debris, pressure‑wash breezeways and pool areas, general cleaning, and paint curbs and signage as needed.
• Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible and using tools and equipment efficiently.
• Comply with Greystar’s safety and risk‑management policies, attend and participate in routine safety meetings, complete required OSHA training, and report accidents and incidents promptly.
• Periodically inspect contractor work to verify quality standards, scope, and specifications are met.
• Assist with routine and periodic property inspections to identify safety and risk‑management concerns.

• EPA certifications Type1 and Type2 or Universal for refrigerant recycling (applies to Certified Service Technicians).
• All certifications required by State and Local jurisdictions (applies to all Service Technicians).
• Valid driver’s license to operate a golf cart on property, if applicable.

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or manoeuvre weights up to 25lb independently and 50lb with assistance. Rare or regular travel may be required.

Hourly range: $18.00 – $23.21. Base rate may be complemented by quarterly or annual bonus programs (corporate positions) or weekly, monthly, or quarterly bonus programs (onsite property positions).
