Job Overview
As a Maintenance Technician, you will be responsible for maintaining an attractive, safe, and pleasing environment for residents, ensuring common areas and amenities are kept to a high standard of quality and safety. Under supervision you will perform routine maintenance, provide support, and be accountable for delivering commitments to residents.
Compensation$23-$27 per hour. First Service Residential will compensate the successful candidate in accordance with the posted range, commensurate with experience, education, certifications, and specific job responsibilities. For positions designated at a client’s property, compensation may also be based on the client’s directive.
Your Responsibilities- Perform minor and major repairs of common area buildings and equipment, documenting follow‑through with the work order system.
- Install light bulbs and conduct minor repairs on ground‑level lighting or lighting reachable with a 6‑foot ladder.
- Paint exterior and interior walls, structures, and fencing as needed, documenting through the appropriate work order process.
- Have knowledge of various maintenance functions, including plumbing, pool maintenance, HVAC, general carpentry, appliance, electrical, painting, caulking, and fire/life safety issues.
- Maintain grounds, pools, hot tubs, common areas, and amenities to keep them clean and free of trash, debris, and safety hazards.
- Rekey locks and reprogram garage remotes.
- Respond to service requests in a timely manner with a professional attitude.
- Perform on‑call emergency procedures as required.
- Report and repair maintenance issues in the community and report needs to the manager.
- Perform preventative maintenance and record such activities.
- Be knowledgeable of state, local, and federal housing laws, codes, policies, and systems regarding maintenance.
- Move and arrange furniture and equipment and set up rooms for meetings as needed.
- Maintain common areas, including power washing walkways and disposing of garbage at appropriate disposal sites.
- Operate a variety of hand and power tools, including saws, drills, floor buffers, augers, power washers, and other building and ground‑maintenance tools.
- Perform all other duties as assigned by supervisor or management.
- Maintain common grounds, mowing, weeding, raking, and debris removal.
- Operate landscaping equipment such as mowers, blowers, and weed‑eaters.
- Assist with landscaping work, including planting, aeration, and minor irrigation repairs.
- Support property upkeep through painting, minor exterior repairs, and general projects.
- Perform seasonal duties, including snow removal and ice control.
- Maintain cleanliness and safety of roads, walkways, and common areas.
- Clean and organize maintenance and storage areas.
- Monitor property for trash, sand, and pet waste and restock supplies as needed.
- Ability to communicate with homeowners and vendors, follow oral and written directions, keep accurate records, fill out logs and journals, and perform basic administrative operational functions.
- Must have basic principles of plumbing, HVAC, wood finishing, painting, electricity, and carpentry.
- One year of previous experience as a Maintenance Technician or Engineer is required.
- High School Diploma or GED.
- Prefer certifications EPA 608 – Minimum Type II and CPO.
- Ability to lift up to 50 lbs following appropriate safety procedures.
- Ability to respond to emergencies in a timely manner.
- Ability to work in various environmental conditions (wind, heat, cold, rain, etc.).
- Occasional overtime may be required.
