The Painter is responsible for assisting in the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Painter assists with the make‑ready process consistent with the property’s objectives under the supervision of the Maintenance Supervisor and Community Manager. The painter will also assist with any special projects as needed.

• Community maintenance
• Regular/daily onsite attendance is required
• Prepare vacant units for move‑in, including make‑ready board with Community Manager discretion
• Respond to resident and management requests and work orders for common areas, buildings, and units in a timely manner
• Ensure repairs and replacements necessary for community common areas and units
• Understand and follow Asset Plus key policy
• Maintain a well‑organized, properly stocked maintenance shop and adhere to safety standards and OSHA guidelines
• Assist the Maintenance Supervisor with the hazard communications program and promote safe work practices
• Participate in unit inspections as requested
• Report violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
• Utilize property resources, equipment, and supplies economically
• Perform additional tasks requested by the Maintenance Supervisor and Community Manager
• Customer and resident relations; manage excellent customer service and monitor service request turnaround
• Project a favorable image of the community to achieve property objectives
• Ensure consistency in dealing with residents on all matters
• Enforce policies delegated by the immediate supervisor

• High School Diploma or Equivalent
• Ability to understand and perform all on‑site software functions; basic computer skills required
• Basic knowledge of Fair Housing Laws and OSHA requirements

• Regularly move about to accomplish tasks or move between worksites
• Ascend/descend ladders, stairs, ramps, and perform tasks in various environments, including tight spaces
• Lift or move objects of 100+ lbs.; operate tools and vehicles as needed
• Work outdoors in varied weather; may require overtime, weekends, night hours for on‑call emergencies
• Occasionally remain stationary for extended periods

• Must have reliable transportation due to emergency on‑call requirement

Salary Range: $25 per hour to $26 per hour
