Maintenance Supervisor - Property Management

We are seeking an experienced and hands‑on Maintenance Supervisor to join a growing property management team. This role is responsible for overseeing the daily maintenance operations of residential communities, ensuring properties are maintained to the highest standards, and leading maintenance staff in delivering exceptional service to residents.

The ideal candidate will have strong leadership skills, technical maintenance experience, and a proactive approach to property operations and resident satisfaction.

• Supervise and support maintenance technicians and vendors across assigned properties
• Oversee daily maintenance operations including work orders, preventive maintenance, and emergency repairs
• Ensure apartment turns and vacant units are completed efficiently and on schedule
• Coordinate HVAC, plumbing, electrical, appliance, carpentry, and general building repairs
• Conduct routine property inspections to identify maintenance needs and safety concerns
• Maintain compliance with company policies, safety standards, and local building regulations
• Manage maintenance inventory, supplies, and equipment
• Assist with budgeting and controlling maintenance expenses
• Respond to after‑hours emergencies as needed
• Maintain strong communication with property managers, residents, contractors, and vendors
• Ensure excellent customer service and timely resolution of resident maintenance requests

• 3+ years of maintenance experience within property management, multifamily housing, or commercial facilities
• Previous supervisory or lead maintenance experience preferred
• Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general maintenance
• EPA Certification preferred
• Ability to troubleshoot maintenance issues and prioritize tasks effectively
• Strong leadership, communication, and organizational skills
• Ability to work independently and manage multiple priorities
• Valid driver’s license and reliable transportation

• Experience with apartment communities, multifamily housing, or HOA management
• Knowledge of preventative maintenance programs and work order systems
• CPO Certification is a plus
