SUMMARYThe Director of Engineering Services is a senior-level technical and operational leader responsible for strengthening, standardizing, and supporting Environmental Services (EVS), engineering, maintenance, and physical asset management across Kensington Senior Living communities.
Based in the Support Office in Reston, Virginia
, this position serves as a portfolio-wide technical resource, providing expertise and hands-on support related to building systems, mechanical, electrical and plumbing (MEP), HVAC, life-safety systems, building technology, equipment, preventative maintenance, troubleshooting, vendor performance, and long-term asset management.
Working closely with the SVP of Real Estate Management, Executive Directors, and community EVS leadership, the Director of Engineering Services establishes consistent engineering and maintenance standards, evaluates building and equipment needs, supports capital planning, develops EVS talent, and ensures communities have access to appropriate technical resources and support.
Starting Salary at 145K annual with bonus potential.
DUTIES & RESPONSIBILITIES- Serve as the senior technical resource for community EVS teams regarding complex building, MEP, HVAC, life-safety, equipment, and physical asset issues.
- Provide onsite and remote troubleshooting support for significant equipment failures, recurring building issues, emergency repairs, renovations, and other complex technical challenges.
- Assist EVS leaders in evaluating repair-versus-replacement decisions and determining when specialized engineering, manufacturer, contractor, or consultant expertise is required.
- Provide technical guidance related to building technology and low-voltage systems, including building controls, access control, CCTV, A/V, nurse call, and related infrastructure.
- Develop and maintain a network of qualified engineering, facilities, and specialty resources to provide supplemental expertise and temporary technical support as needed.
- Partner with the SVP of Real Estate Management to establish and maintain portfolio-wide standards for preventative maintenance, equipment management, regulatory compliance, documentation, and engineering best practices.
- Conduct physical property and equipment assessments to identify maintenance needs, operational risks, deferred maintenance, recurring issues, and future capital requirements.
- Ensure preventative maintenance programs align with equipment specifications, manufacturer recommendations, regulatory requirements, operating conditions, and industry best practices.
- Lead implementation and ongoing optimization of Yardi Maintenance IQ, including asset inventory and tagging, equipment mapping, preventative maintenance schedules, work-order standards, system configuration, and team training.
- Conduct routine system and documentation audits to ensure asset information, preventative maintenance schedules, work orders, and maintenance records remain accurate and current.
- Establish and monitor key EVS and engineering performance measures through the EVS Operations Scorecard and other reporting tools.
- Support long-term capital planning by analyzing equipment condition, useful life, repair history, maintenance costs, and performance trends to identify and prioritize replacement needs.
- Identify opportunities to improve building performance, equipment reliability, maintenance efficiency, and overall asset lifecycle management.
- Provide technical, operational, and organizational support to EVS Directors to strengthen community engineering and maintenance programs.
- Develop and facilitate standardized training in preventative maintenance, building systems, MEP and life-safety systems, troubleshooting, equipment inspection, repair-versus-replacement analysis, capital planning, building technology, nurse call systems, CMMS/Yardi Maintenance IQ, and vendor management.
- Support onboarding and technical training for new EVS Directors, Maintenance Assistants, and other applicable leadership and frontline Team Members.
- Participate in 90-day reviews of new EVS leaders to assess technical competency, system knowledge, organizational effectiveness, and development needs.
- Mentor EVS leaders and establish development, cross-training, and succession opportunities to strengthen technical capabilities, engagement, retention, and leadership readiness.
- Partner with Executive Directors and community leadership to provide education and guidance regarding engineering standards, preventative maintenance expectations, building systems, and physical asset priorities.
- Evaluate vendor and contractor performance, including workmanship, effectiveness of repairs, recommendations, pricing/value, responsiveness, and recurring or unresolved issues.
