Maintenance Technician II

The Maintenance Technician II provides a variety of general routine maintenance, preventative maintenance, minor construction, cleaning and repair duties in all areas of the facility, following established procedure to maintain the high standards of the HSL facility. The Maintenance Tech II position requires a high level of knowledge in all areas of general maintenance and ability to smoothly transition higher level work to a specialist as needed.

Ability to collaborate and communicate with other specialty personnel and vendors

Core competencies include working from written requisitions or verbal instructions, prioritizing urgency of work requests, safely operating maintenance vehicle, operating a variety of power and hand tools, providing general maintenance service to facility staff, maintaining work area and equipment in a safe, clean and orderly condition, responding to all facility emergency codes or procedures, reporting any equipment found to be unsafe or broken immediately to supervisor, putting customer first, participating in scheduled department meetings, maintaining the confidentiality and security of all facility and patient related information, maintaining professional appearance at all times, following all policies, procedures and culture set forth by the organization, demonstrating knowledge of building systems, prioritizing urgency of work requests and flexible in adhering to priorities, capable of finishing daily schedules and tasks independently and in the time allotted, demonstrating attention to detail and thoroughness, acting in a manner outside the traditional "role" as needed in order to meet residents' or patients' needs, excellent customer service skills, maintaining confidentiality and privacy of the residents and or patients, exhibiting a professional demeanor at all times, working as a team member by pro-actively working to meet the needs of the staff, residents and or patients, ability to listen and follow oral instructions, demonstrating the ability to communicate effectively with all residents and or patients and staff, showing flexibility to meet the needs of the role, displaying integrity and honesty, paying attention to own and others safety while using equipment and supplies, and following workplace safety practices.

Position responsibilities include performing maintenance as assigned, including written and verbal communication with residents and follow up with engineering supervisor on status of work, performing grounds-keeping duties as assigned, general maintenance duties required for the effective upkeep of the complete facility and its support systems, performing repair and/or refurbishment tasks as assigned, removing snow from walkways, entrance ways, fire exits & maintaining clear path/access to all fire hydrants on site and any other areas as directed, clearing clogged drain lines, replacing light bulbs, minor repair/replacement of plumbing fixtures, minor repair/replacement of light and electrical fixtures, troubleshooting heating and cooling systems, repair/replace doors, windows, cabinets and lock hardware as needed, detection and reporting of improper operation or faulty equipment, defective materials/tools and unusual or unsafe conditions or practices, maintaining work area and equipment in a clean and orderly condition, observing and following all safety precautions while using tools or power equipment and adhering to all safety policies as established, on-call for emergencies such as inclement weather, fire, leaks, etc.,

and performing other related duties as required or directed.

Qualifications include a high school degree or equivalent, minimum of 5 years of facility maintenance experience, knowledge and experience in the diagnosis and repair of electrical, plumbing, heating, ventilating, air conditioning, hydraulics and pneumatic systems desired, ability to take initiative and problem solve as needs arise, skill in the use of the tools and performance of the tasks of the various trades utilized to repair the systems, superb organizational skills, solid analytical skills, creativity and proactivity, ability to innovate, think strategically and conceptually, manage multiple projects simultaneously and handle even difficult situations, knowledge of NSPIRE / HUD regulations are beneficial, and ability to read and understand technical publications and work from schematics and blueprints.

Working conditions and physical demands include ability to move around the building, ability to move items up to 50 pounds, time spent in an air-conditioned environment with varying exposure to noise, protection from weather conditions, times working outdoors, in confined areas, and at heights, and minimal exposure to infectious wastes with gloves and safety glasses.
