Whether you are turning an apartment to create the perfect move-in experience for new residents or resolving service requests to ensure that our current residents feel at home, every day is filled with new challenges.
What We OfferAIR offers attractive compensation packages that reward performance including:
- Expected pay rate of $70,000 to $73,000 annually + 15% target bonus opportunity. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
- Monthly Customer Service Satisfaction Bonuses. Service Managers who excel at consistently providing positive resident experiences can earn up to $250 per month and renewal split bonuses.
- An Apartment Benefit option is available to live on-site at the community you are working. The market rent is included as additional income to your base salary and automatically applied to the 100% of the rent cost. Income taxes apply to 80% of the rent cost, as it is considered taxable income. The unit will be selected and approved by Operations leadership based on availability.

- Lead and develop a team of 3 direct reports
- Provide exemplary service to residents and team members
- Ensure property follows / in compliance with AIR operating procedures/guidelines, regulations, and other compliance matters including those related to Environmental Health & Safety
- Manage budget efficiently to maximize return on investment while maintaining highest level of quality and customer service
Process Oversight:
Coordinates the make-ready sequence, ensuring all steps are completed in the correct order to avoid rework and delays
Inspection & Documentation:
Leads or supervises move-out inspections, documenting condition, identifying damage, and creating a detailed punch list for repairs and cleaning
Work Sequencing:
Ensures trades/vendors (painting, flooring, repairs, cleaning) are scheduled in the right order — for example, repairs before painting, flooring before deep cleaning
Vendor & Staff Management:
Manages third-party vendors or on-site maintenance teams, ensuring timely arrival, quality work, and adherence to deadlines
Quality Control:
Conducts final walkthroughs to confirm the unit meets leasing standards, addressing any missed items before sign-off
Coordination:
Acts as the central point for communication between residents, maintenance staff, vendors, and property management to keep the turnover process moving smoothly
- At least 3 years of experience with technical maintenance and facilities management ideally in property management or similar industry (hospitality, retail, restaurants etc.)
- 1-3 years of experience leading a team of people in customer service, and asset maintenance
