Job Description

This is a night shift position (6pm – 6:30am) based in Richardson.

Summary

The Operating Engineer S3 – Critical Environments will focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi‑skilled in others to successfully complete daily and weekly work assignments.

Principal Duties and Responsibilities
  • Responsible for maintaining, monitoring, and performing preventive maintenance of all data center systems to achieve 100% uptime, including fire/life safety, mechanical (HVAC, chillers, CRAC, CRAH, plumbing, controls), electrical (lighting, UPS, ATS, STS, PDU, generators, primary switch gear, power distribution, transformers, hot water systems). Monitor operation, adjust, and maintain refrigeration, chilled water, air conditioning, boilers, ventilating and water heaters, pumps, valves, piping and filters.

    Record readings and adjust as necessary.
  • Analyze the operation of various systems, determine causes of problems or malfunctions, and take corrective action as required.
  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials and maintain a clean and safe workplace.
  • Learn and understand the data center site to manage incidents and events that threaten critical systems.
  • Manage work orders, including CMMS, vendor management and customer‑facing tickets.
  • Understand and comply with emergency escalation procedures.
  • Perform additional job duties as required.
Education & Experience
  • High School diploma or GED equivalent.
  • 4+ years of related work experience.
  • Systems, emergency generators, and switchgears.
Language Skills
  • Demonstrated verbal and written communication skills.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to read, analyze, and interpret technical procedures, governmental regulations, and codes.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before small groups of tenants or fellow employees.
Other

Skills and Abilities
  • Working knowledge or capability to develop proficient knowledge of Microsoft Word, Excel, Outlook, Access and other software packages.
  • Professional interaction with tenants and contractors.
Preferred Requirements
  • Service Now experience.
  • Hands‑on experience working in a data center/critical facility, including UPS.
Physical Requirements
  • Walking large, campus‑like settings.
  • Frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead.
  • Lift a minimum of 50 lbs.
  • Climb stairs and navigate rooftops to access equipment.
  • Use ladders up to 30 ft and work from heights.
  • Climb a ladder with a 300‑lb weight limit.
  • Work different schedules, holidays, and respond to site emergencies.
